CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1482 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF <br /> FRANK AUF DER MAUR/DORIAN GLANVILLE AS FILED <br /> UNDER CASE PUD-90-8 <br /> <br />WHEREAS, Frank Auf der Maur and Dorian Glanville have applied for <br /> planned unit development rezoning and development plan <br /> approval for a 13-unit detached and attached residential <br /> subdivision to be located at 4011 and 4013 Stanley <br /> Boulevard; and <br /> <br />WHEREAS, zoning for the property is R-i-20,000 (Single-family <br /> Residential) District; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative <br /> declaration was adopted by Council on August 21, 1990; <br /> and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendations for approval of the proposed rezoning and <br /> development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on August 21, <br /> 1990; and <br /> <br />WHEREAS, the City Council makes the following findings: <br /> <br /> 1. The plan is in the best interests of the public <br /> health, safety, and general welfare: <br /> <br /> The proposed development is an infill project which <br /> would be consistent with surrounding development in <br /> the vicinity. The proposed development would meet <br /> City design standards for lot configuration, <br /> street, and utility design. Existing utility <br /> systems are in place and have sufficient capacity <br /> to serve the new units. <br /> <br /> 2. The plan is consistent with the City's General <br /> Plan: <br /> <br /> Council feels that the proposed project, as <br /> conditioned, conforms to the General Plan standards <br /> for density and site development. <br /> <br /> 3. The plan is compatible with previously developed <br /> properties in the vicinity and the natural, <br /> topographic features of the site: <br /> <br /> <br />
