13. That all on-site utilities and streets shall be private and <br /> shall be maintained by the homeowners association <br /> established for the development. <br /> <br />14. That, wherever practical, the curb return radii within the <br /> private driveway system shall be increased to a minimum of <br /> 10 feet. <br /> <br />15. That the driveway behind Units 21 through 24 shall be <br /> modified to allow sufficient backing and turning area for <br /> vehicles backing out of the garages of those units. This <br /> modification shall be subject to review and approval by the <br /> City Engineer prior to the recordation of the final map for <br /> the project. <br /> <br /> 16. That the developer shall pay his pro-rata share of the three <br /> reimbursement agreements which affect the property (the <br /> Bonde II reservoir agreement and two previously approved <br /> Bernal Avenue street reimbursement agreements). Payment of <br /> said reimbursements shall be made prior to approval of the <br /> final map for the project by the City Council. <br /> <br /> 17.
