The <br /> second well may be retained by the applicant for landscape <br /> watering in accordance with City and Zone 7 standards. <br /> <br />24. With submittal of the tentative map, the applicant shall <br /> submit individual lot designs for each lot. The lot designs <br /> shall show vineyard areas, setbacks areas, building pad and <br /> garage pad locations, and, if determined to be appropriate by <br /> the Director of Planning, location of pools, spas, trellises, <br /> gazebos, etc. <br /> <br />25. The applicant shall provide on-site fire hydrants, water <br /> supply, and blue dots where required by the Fire Marshall, <br /> City of Pleasanton. <br /> <br />26. The applicant shall enhance the vineyard plantings with a <br /> combination of ornamental trellises, grape arbors (with <br /> seating), name plates, etc., as identified in the HortScience <br /> Report, dated April 12, 1990. These items shall be shown on <br /> the landscape plan to be reviewed by the Design Review Board <br /> prior to submittal of the tentative map. <br /> <br />27. The applicant shall record with the final map CC&R's which <br /> shall create a Homeowners Association. Said CC&R's are <br /> subject to review and approval by the City Attorney and the <br /> Director of Planning prior to recordation. The Homeowners <br /> Association shall be responsible for the following items: <br /> <br /> a. Irrigate an maintain the vineyard plantings located <br /> within the vineyard conservation easements along the <br /> perimeter and interior property lines. <br /> <br /> b. Maintain the private street and engineered improvements <br /> along the top of bank of the arroyo, if any. <br /> <br />28. If at some future time the noise levels in the rear yards <br /> facing Vineyard Avenue exceed General Plan Noise Element <br /> standards, the developer and/or Homeowners Association shall <br /> install suitable mitigation measures necessary to achieve <br /> City standards. Sound walls, if used, shall be located <br /> behind the private vineyard conservation easements adjacent <br /> to Vineyard Avenue, and shall be designed and detailed with <br /> materials, surface treatments, and landscape screening to <br /> achieve a Victorian rural character and appearance to the <br /> satisfaction of the Director of Planning. <br /> <br />29. Unless otherwise indicated, the developer and/or Homeowners <br /> Association shall participate in the costs of providing <br /> permanent infrastructure to this area to the satisfaction of <br /> the Director of Planning and/or City Engineer. <br /> <br /> -6- <br /> <br /> <br />
