MAINTENANCE STANDARDS <br /> <br /> BegLnning January 1, 2002, there shall be a full time, manager who will be <br />available and on site to perform 35 to 40 hours of light maintenance work weekly. There <br />will also be a telephone number where the manager or the owner can be reached at all <br />times in order to respond to any emergency that may occur after business hours or on the <br />weekends. The Park Owner shall develop and maintain an emergency plan to assure that <br />the valves to the gas main will be closed in case of an extreme emergency. The Park <br />Owner shall also require residents to maintain their spaces. <br /> <br /> The Park Owner shall maintain the clubhouse, swimming pool, jacu~-~,i, sauna, <br />shuffleboard court, coin operated laundry, car wash area, mailboxes/mail slots and the <br />"common area" as provided herein; "common area" includes the park streets, sidewalks, <br />the community/public parking spaces, the carports, the RV parking areas, and the linear <br />greenbelts. <br /> <br />1. The Clubhouse. The Clubhouse is to be open and available to the residents fi'om 7 <br />a.m. to 9 p.m., at temperatures that make its use reasonable. The Clubhouse may remain <br />open past 9 p.m. on evenings when bingo is played or community affairs programs are <br />conducted. Within the Clubhouse, the Park Owner shall maintain/clean on a daily basis <br />the main room, library, poolroom, and bathrooms (toilets, wash basins, showers, etc.). <br />The Park Owner shall provide general housekeeping of the kitche~ shall maintain all <br />major kitchen appliances, shall empty the waste containers as needed, and arrange for <br />pest control as needed. The residents shall be responsible to clean the kitchen at, er their <br />use of the kitchen. The Park Owner shall repair and refurbish the floor of the meeting <br />room and annually shall clean the carpet, walls and ceiling. The Park Owner shall <br />maintain the lighting in the Clubhouse and replace lights as necessary. The residents shall <br />have the responsibility to set up before and clean up after social events that they sponsor. <br /> <br />2. Swimming pool and jacuzzi. The Park Owner shall inspect the swimming pool and <br />jacu~i daily and maintain the pool/jacnvTi to prevent the growth of algae and keep them <br />fxee of leaves and other debris. <br /> <br />3. Coin operated laundry. The Park Owner shall maintain the washing machines and <br />dryers in the laundry area and maintain the laundry room. The Park Owner shall replace <br />the vinyl floor in the laundry room as needed. <br /> <br />4. Mail boxes and mail slots.
