EXHIBIT B <br /> PUD 90-17, SUNCREST TOWNHOMES <br /> CITY COUNCIL - MARCH 19, 1991 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br /> dated "Received January 2, 1991" as modified by the plans dated "Received March <br /> ll, 1991" on f~le with the Planning Department, except as modified by these <br /> conditions. <br /> <br />2. Prior to occupancy, the landscape architect shall certify in writing, in a manner <br /> acceptable to the Planning Department, that the landscaping has been installed in <br /> accordance with the approved landscape plans with respect to size, number and <br /> species of plants, and overall design concept. <br /> <br />3. Final details of the landscaping for the private rear yard areas of each unit shall be <br /> submitted the Planning Director for review and approval prior to building permit <br /> issuance. In general, the landscaping shall include a 3 foot wide perimeter landscape <br /> strip with 5 gallon shrubs and goundcover, enhanced patio treatment, and a fully <br /> automatic low-flow irrigation system. <br /> <br />4. The proposed Tentative Map for the project shall include the specific details of the <br /> proposed bus stop and shelter relocation. This detail shall be subject to review and <br /> approval by the Planning Director and City Engineer prior to its inclusion in the <br /> proposed tentative map. <br /> <br />5. A supplemental tree report which examines the impacts of the proposed development <br /> on the existing trees along the Santa Rita Road frontage and the existing trees along <br /> the southern property line shall be conducted prior to approval of any Tentative Map. <br /> This tree report shall be submitted for review and approval to the Planning Director. <br /> This tree report shall include specific mitigation measures directed to protect the long <br /> term health and vigor of said trees. During any excavation or grading within the drip <br /> lines of the trees, the arborist who conducted the supplemental tree report shall be <br /> present and shall direct the construction activities. The arbonst shall report to the <br /> Planning Director in writing how the construction activity proceeded and what impact <br /> it had on the trees. If in the opinion of the arborist any of the tree(s) will be <br /> significantly impacted by the development, the tree(s) shall be replaced by tree(s) of <br /> similar size prior to the issuance of the last certificate of occupancy for the project. <br /> <br />6. No portion of the soundwall shall come to within five feet of the existing trees along <br /> Santa Rita Road. <br /> <br /> <br />
