The proposed storm drain system on Lot 1 shall connect <br /> directly into the storm drain system in Sunol Boulevard and <br /> shall be privately owned and maintained. <br /> <br /> 22. The developer shall construct an overland drainage release <br /> across the rear of Lot 1 to Sunol Boulevard. <br /> <br /> 23. The westernmost property line of Lot 3 shall be adjusted to <br /> coincide with the curbline of the cul-de-sac bulb. The <br /> developer shall grant a public service easement over this <br /> cul-de-sac for the maintenance of the water and sanitary <br /> sewer systems. The homeowners association shall be <br /> responsible for the repair of the enhanced paving in the <br /> event that the City must make any repairs to the utilities <br /> in this cul-de-sac area. <br /> <br />24. The cul-de-sac shall have vertical curbs and driveway <br /> depressions as required. <br /> <br />25. The design of the soundwall along Sunol Boulevard shall be <br /> identical to the soundwall on the adjacent Mavridis <br /> development. <br /> <br />26. 'All site improvement and house construction activities shall <br /> be limited to the hours of 8:00 am to 5:00 pm. All <br /> construction equipment shall meet DMV noise standards and <br /> shall be equipped with muffling devices. <br /> <br />27. The applicant shall require all construction contractors to <br /> water exposed surfaces in late morning and at the end of <br /> each work day, with increased watering when wind speeds <br /> exceed ten mph. Contractors shall also be required to <br /> cleanup mud.and dust carried onto the streets by <br /> construction vehicles on a daily basis or as determined <br /> necessary by the City Engineer. <br /> <br />28. The developer may phase the project by filing two parcel <br /> maps, the first would create Lots 1 and 2, and the second <br /> map would create Lot 3. <br /> <br />29.
