ExhIBIT B 4 <br /> Conditions of Approval <br /> Case PUD-90-21 <br /> <br />1. The proposed development shall conform substantially to the <br /> grading plan, landscape plan, building elevations and floor <br /> plans, and related materials, Exhibit A (dated "Received <br /> April 12, 1991"), on file with the Planning Department, <br /> except as modified by these conditions. Minor modifications <br /> to the street and'lot lines may be reviewed and approved by <br /> the Planning Director. <br /> <br /> 2. That the developer shall obtain all building and other <br /> applicable City permits for the project prior to the <br /> commencement of construction. <br /> <br />3. The applicant shall submit final color samples for the <br /> exterior materials of the Thompson residence for the review <br /> and approval by the Planning Director prior to the issuance <br /> of building permits. <br /> <br /> 4. The southern side yard setback of the structure to be <br /> located on Lot 2 shall be increased from 7 to 10 feet. The <br /> applicant may achieve this 10' setback by either rotating <br /> the house on the lot or by encroaching into the northern <br /> setback. Except as modified by the attached plan, all other <br /> site development standards for Lot 2 shall be those of the' <br /> R-1-8500 zoning district. The design guidelines shall be <br /> revised to establish minimum setbacks and site development <br /> standards for the residences to be constructed on Lots 1 and <br /> 3 to be those of the R-l-10,000 zoning district. The <br /> structures to be located on Lots 1 and 3 shall be sited in <br /> accordance to the attached building envelope plans, Exhibit <br /> C. These structures shall be setback a minimum of 10 feet <br /> from the southern property line of the project site. The <br /> structure to be constructed on Lot 3 shall also maintain a <br /> minimum 10' setback from the northern property line. <br /> <br /> 5. The residences to be constructed on Lots 1 and 3 shall <br /> measure no more than 20 feet in height from the highest part <br /> of the structure, excluding chimneys, antennas, etc., to the <br /> lowest exterior elevation that the structure intersects. <br /> <br /> 14 <br /> <br /> <br />
