c. 20' minimum rear yard setback including a minimum 15' <br /> flat yard area between the building and any slope. <br /> <br /> d. 5' minimum interior flat sideyard on both sides of the <br /> house. <br /> <br /> e. 10' minimum street side yard setback. <br /> <br /> f. 20' minimum building separation between buildings. <br /> <br /> g. Height limits of 22' for one-story houses and 30' for <br /> two-story houses, measured from lowest pad grade to top <br /> of ridge on the highest roof of the house. On split pad <br /> lots, the higher pad shall be limited to a one-story <br /> element. <br /> <br /> h. Maximum Floor Area Ratio (FAR) of 40%. <br /> <br />i. No detached accessory structure, patio cover, or raised <br /> deck shall be permitted in any area of the lot between <br /> the principal dwelling and a street. Accessory <br /> structures on all lots except Lots 46 through 50 shall be <br /> set back a minimum of 5' from the rear property line and <br /> 3' from the interior side property line and may be <br /> located only within the graded building envelope provided <br /> by the developer. <br /> <br /> On Lots 46 through 48 accessory structures shall be set <br /> back a minimum 20' from the rear property line and 3' <br /> from the interior side property line. On Lot 50 <br /> accessory structures shall be set back a minimum 30' from <br /> the rear property line, a minimum 20' from the north <br /> property line, and a minimum 3' from the south property <br /> line. <br /> <br />j. No building additions shall be permitted in side yards <br /> which will affect the minimum building separations <br /> required in Condition No. 2.f. <br /> <br />k. The applicant shall disclose the above-stated development <br /> standards to all prospective homebuyers and shall record <br /> them on the CC&R's of all lots. <br /> <br />1. If feasible, 25 to 30% of the approved lots shall have <br /> side entry garages. Lots with side entry garages shall <br /> be evenly distributed over the areas covered by this <br /> development plan. Each building release shall be <br /> reviewed by the Planning Director prior to construction <br /> for review and approval of the mix of front and side <br /> entry garages. <br /> <br /> - 6 - <br /> <br /> <br />
