If this development plan lapses, then the applicant shall <br /> be required to submit the same or new development plan <br /> for City approval prior to development of the site. <br /> <br />c. The Development Plan shall be modified as follows: <br /> <br /> 1) The Bonde Residence and lot shall be shown as an <br /> approximately 15 acre lot encompassing the north- <br /> facing slope "blue-oak woodland"; it shall be <br /> designated as a custom lot and shall be subject-to <br /> the custom lot design standards. A fire break in <br /> conformance with the wildland fire management plan <br /> shall be maintained between the Bonde lot and lots <br /> 84 through 90 and shall be shown on the tentative <br /> map. Construction of barns, stables, and/or other <br /> auxiliary structures relating to the site's use as <br /> a stable for rearing horses shall be subject to <br /> review and approval by the Director of Planning. <br /> Any new construction on this lot, including main <br /> building additions, shall be reviewed as required <br /> for all other custom lots. <br /> <br /> 2) The slope by lot 113C shall be cut back by 20' to <br /> allow proper sight distance of vehicles turning <br /> onto Bernal Avenue from "E" Court, if determined to <br /> be necessary by the City Engineer. Development of <br /> this lot shall preserve the existing tree. <br /> <br /> 3) Seven lots may be created along the southerly side <br /> of "H" Court if a minimum 25' setback from Bernal <br /> Avenue to the nearest lot line is achieved and if <br /> all lots meet the minimum lot width requirements. <br /> Lot 86C may be reduced in size and/or an additional <br /> custom lot established in this lot layout revision. <br /> Access to the City's water tank must also be <br /> satisfactorily maintained. <br /> <br /> 4) Lots 87 through 90 shall be redesigned to maximize <br /> the separation of Lot 87 from Bernal Avenue while <br /> retaining minimum lot widths of 70' and suitable <br /> building pads. <br /> <br /> 5) The typical section for Bernal Avenue shall include <br /> a separated, 5' wide meandering sidewalk on both <br /> sides of the street. Street sections shall be <br /> subject to review and approval by the Planning <br /> Commission in conjunction with the tentative map. <br /> Where feasible, a minimum 5' of the typical 8' wide <br /> P.S.E. behind street right-of-way shall be graded <br /> at a 2% slope towards the street. <br /> <br /> 6) The final design of the fence and noise mitigation <br /> - 2 - <br /> <br /> <br />
