No more than 25 lots will be <br /> constructed within this area. <br /> <br /> In addition, the project developer will shorten the <br /> length of "E" Court in order to preserve existing <br /> topography. The "E" Court cul-de-sac and lots <br /> shall be located and graded so that development is <br /> screened from the south by Bonde ridge. Screening <br /> will be verified with review of the tentative map. <br /> <br /> "L" and "K" Courts would take access from Hopkins <br /> Court. "G" Court will have its ultimate access <br /> through the Lund property, not to Hopkins Way. If <br /> agreements with the Lund property owners and <br /> Ventana Hills neighbors are reached, "G" Court <br /> would be connected in the interim to Lund Ranch <br /> Road, with an EVA constructed from "G" Court to "K" <br /> Court. If agreements are not reached, the EVA <br /> would be constructed as an interim street serving <br /> "G" Court, but would be vacated once a permanent <br /> connection to the future Lund Ranch subdivision is <br /> made. "G" Court residents would be given recorded <br /> notice that the ultimate route for their traffic is <br /> through the Lund property. <br /> <br /> The above-stated measures implement mitigation <br /> 5.4.h. and 5.6.d. (Final EIR, page 5-16 and 5-19). <br /> The "G" Court extension to Lund Ranch Road is not <br /> covered in the Final EIR and would require its own <br /> environmental review. This would be accomplished <br /> with an initial study and negative declaration or <br /> with a supplement to the Final EIR. <br /> <br />9. The project developer reduced the visual impacts <br /> resulting from removal of existing trees to a less <br /> than significant level in the following manner: <br /> <br /> - On "H" Court, the valley oak tree and blue oak <br /> tree would be preserved in the natural areaof <br /> the lots; <br /> - Development has been moved away from the blue <br /> _ oak trees at the "I" Court cul-de-sacs; <br /> - By eliminating the "F" Street connection to <br /> Independence Drive no eucalyptus trees would <br /> be removed; <br /> - By eliminating development between "A" and "L" <br /> Courts; and <br /> - Moving "B" Street farther away from the swale <br /> "A" tree cluster minimizing tree removal. <br /> <br /> Overall, a total of 14 trees including three <br /> <br /> - 11 - <br /> <br /> <br />
