Pleasanton Heights (East Angela Street/Bonde Court) <br /> Area <br /> <br /> The project includes a one story building height <br /> limit for Lots .105, 106, and 112 to protect the <br /> privacy of existing residents. This height. <br /> restriction implements Mitigation 5.1.g (Final EIR, <br /> page 5-16) reducing the privacy impacts to a less <br /> than significant level. <br /> <br />6. Area by Bonde Residence <br /> <br /> The project developer reduced the grading and <br /> visual impacts to a less than significant by level <br /> using a combination of one custom and six front-to- <br /> back split pad lots. A condition of approval would <br /> achieve a minimum 25' setback from Bernal Avenue to <br /> lot 80 in order to buffer the development on this <br /> lot from the noise and vehicle light and glare from <br /> Bernal Avenue. <br /> <br />7. The project developer will submit detailed wall and <br /> fence design plans showing the treatment of street <br /> corners, transitions between grades, etc., paying <br /> particular attention to sight distance, for review <br /> and approval by the Design Review Board prior to <br /> submittal of the tentative map. This measure <br /> implements mitigation 5.4 (Final EIR, page 5-18). <br /> <br />8. Southwest Area (Ventana Hills) <br /> <br /> Grading, tree removal, and visual impacts are <br /> reduced to a less than significant level by <br /> removing development from the westerly half of the <br /> project side facing Ventana Hills, eliminating the <br /> "F" Street connection to Independence drive, and <br /> redesigning "F" Street and the lots adjacent to it <br /> to provide three cul-de-sac courts and lot clusters <br /> located in swale areas separated by ridges. In <br /> addition, "F" Street has been "pulled" farther away <br /> from the Ventana Hills boundary line and now more <br /> closely follows the contours of the hillside with <br /> <br /> - 10 - <br /> <br /> <br />
