The <br /> plan shall also include provisions for on-going <br /> maintenance of all fire protection measures. <br /> <br /> If the open space area is to be privately maintained by <br /> a homeowners association, then the on-going maintenance <br /> by the homeowners association shall be provided for in <br /> the CC&R's for the project. If the open space area is to <br /> be maintained bythe City under a Lighting and Landscape <br /> Maintenance District, then the private property owners <br /> shall be assessed the on-going maintenance costs. The <br /> applicant shall disclose the above stated maintenance <br /> responsibilities to all prospective homebuyers and shall <br /> record them on the CC&R's of all lots. <br /> <br />f. With the tentative map, the final area and configuration <br /> of the Bonde parcel shall be determined. The applicant <br /> shall submit with the tentative map a management plan <br /> prepared by a certified arborist for the horse grazing to <br /> occur on this area. The management plan shall be <br /> coordinated with the wildland fire management plan and <br /> shall identify the impacts of grazing to the health and <br /> reproduction of the existing blue oak woodland located in <br /> this area and shall identify the measures and controls <br /> necessary to preserve these trees.
