EXHIBIT B <br /> Conditions of Approval <br /> Case PUD-91-8 <br /> City Council - October 15, 1991 <br /> <br />1. The proposed development shall conform substantially to the <br /> development plan and design guidelines/development standards, <br /> Exhibit A (dated "Received August 21, 1991"), on file with the <br /> Planning Department, except as modified by these conditions. <br /> Minor modifications to the street and lot lines may be reviewed <br /> and approved by the Planning Director. <br /> <br /> 2. That the developer shall obtain all building and other applicable <br /> City permits for the project prior to the commencement of <br /> construction. <br /> <br /> 3. The applicant shall submit a fence plan for review and approval <br /> to the Planning Director prior to final map approval. This plan <br /> shall illustrate existing fences which would be removed and the <br /> location of the new fencing to be installed. The applicant shall <br /> meet with the neighbors regarding this fencing, with the goal <br /> being consolidation and replacement as needed of the existing <br /> fencing. The developer shall meet with the developer of Tract <br /> 6160 to the north to coordinate the fencing to be installed by <br /> Tract 6160 and shall pay for the entire cost of any other common <br /> property line fencing and its installation as required. <br /> <br /> 4. The maximum F.A.R. for the development shall be .35 (excluding up <br /> to 450 sq. ft. for the garage), not to exceed 3,600 square feet. <br /> <br /> 5. A detailed grading and drainage plan shall be submitted in <br /> conjunction with any subdivision application. In general, the <br /> grading plan shall minimize required grading. The use of split <br /> pads is encouraged in order to minimize grading. The use of <br /> retaining walls is discouraged. Drainage for Lot #1 shall be <br /> taken out the southwest corner of the property and connected to <br /> the storm drainage system in Foothill Road. <br /> <br />6. The developer shall not be responsible for the construction of <br /> the Foothill Road soundwall. The pad elevation of Lot #1 shall <br /> be determined in conjunction with staff after final plans for <br /> Foothill Road are determined. <br /> <br />7. The developer shall coordinate to the best of his ability the <br /> grading between Lot #3 and Tract 6160. The ultimate goal is the <br /> reduction or elimination of the adjacent retaining wall on Tract <br /> 6160. <br /> <br /> <br />
