EXHIBIT A <br /> <br /> Conditions of Approval <br /> PUD-85-15-2M <br /> <br />1. Condition Number lb of PUD-85-15 of Ordinance Number 1236 <br /> shall be revised to read as follow: <br /> <br /> "The common open areas and 'bench' areas shall be planted by <br /> the developer in random growth patterns with a mix of 5 <br /> gallon, 15 gallon, 24-, 36-, and 4S-inch box trees (native <br /> species) with a support drip/buffer irrigation systems. <br /> Similar random plantings shall also be provided by the <br /> developer along streets within the development. <br /> <br /> The quantity, location, and mix of tree sizes shall be <br /> subject to the review and approval of the Planning Director <br /> with the goal of providing effective screening, both in the <br /> short-term and long-term, of houses from off-site. <br /> Particular attention shall be given to screening Lots 20 <br /> through 27, 30 through 38, 45, 48, and 49 of Tract 6033. If <br /> necessary to achieve this objective, the plans for the <br /> middle bench and street trees shown on the Landscape <br /> Improvements Phase I plan, dated 8-25-89, shall be revised." <br /> <br />2. The developer shall submit to the Planning Director, within <br /> two weeks of approval of PUD-85-15-2M by the City Council, a <br /> timetable stating dates by which the required tree plans <br /> will be completed and submitted to the Planning Director and <br /> dates by which the trees are expected to be planted. The <br /> developer shall also provide a satisfactory security to the <br /> City to ensure the tree planting. <br /> <br />3. Each homeowner shall install and maintain a minimum of six <br /> 36-inch box trees as part of the individual site landscape <br /> plan, as specified in the Golden Eagle Farm Landscape Design <br /> and Irrigation Guidelines. Three of the trees shall be paid <br /> for by the developer as specified in Attachment 1. At least <br /> three shall be located on the side of the house visible from <br /> the valley floor and shall be designed to soften/screen the <br /> appearance of the house. Additionally, all existing trees <br /> shall be shown on the landscape plans and tree reports shall <br /> be provided with design review applications where any <br /> construction or grading may occur within driplines of <br /> existing trees. Every effort shall be made to save all <br /> existing trees, especially heritage trees, including <br /> relocating structures, driveways, and other improvements <br /> outside of driplines. <br /> <br />4. The developer shall investigate the feasibility of <br /> transplanting mature oak trees from open space wooded areas <br /> to areas on the north and middle benches to assist in <br /> screening new houses. The determination of feasibility <br /> shall be made by the Director of Planning based on cost, <br /> <br /> <br />
