E~NIBIT B <br /> <br /> Conditions of Approval <br /> for Case PUD-Sl-30-24M <br /> (January 7, 1992} <br /> <br /> A. Land Use and Planning <br /> <br /> 1. Densities for each successive project proposed for the <br /> 79 acre property shall not fall below 8 units to the acre. <br /> This shall not be an average density, but shall be the <br /> minimum density requirement for each project. <br /> <br /> 2. PUD-81-30 shall be modified to reflect the change in <br /> zoning of the four parcels affected by Major Modification <br /> PUD-81-30-24M. The zoning for these parcels shall be <br /> changed from "OMPD" and "CPD" to "HDR" (High Density <br /> Residential). <br /> <br /> 3. The total office, commercial and industrial building <br /> area allowed by PUD-81-30 shall be modified to reflect the <br /> change in land use and zoning for the four parcels. The <br /> total allowable office, commercial and industrial building <br /> area shall be reduced to 10,389,132 square feet permissible <br /> on 619 acres. No transfer of office, commercial or <br /> industrial building area from this site to other sites <br /> within the Hacienda Business Park shall be permitted. <br /> <br />B. Schools <br /> <br /> The applicant, with the Pleasanton Unified School District <br /> and the City Planning Director, shall work to develop a <br /> program to off-set this project's long-term effect on school <br /> facility needs in Pleasanton. This program shall be <br /> designed to fund school facilities necessary to offset this <br /> project's reasonably related effect on the long-term need <br /> for expanded school facilities to serve new development in <br /> Pleasanton. The method and manner for the provision of <br /> these funds and/or facilities shall be subject to approval <br /> of the City and shall be in place prior to approval of any <br /> final map or building permits. In no event shall <br /> construction commence unless the above method and manner for <br /> the provision of these funds and/or facilities has been <br /> approved. <br /> <br />C. Parks <br /> <br /> The City and the developer mutually shall seek to establish <br /> an approximately 5-acre neighborhood park on or in the <br /> vicinity of the project.
