entire eastern planter strip adjacent to the driveway. <br /> These changes shall be included within the final landscape <br /> plans and shall be subject to review and approval by the <br /> Planning Director. <br /> <br />10. The applicant shall paint the carports to match the colors <br /> of Building A. <br /> <br />11. The applicant shall modify the plans for the room addition <br /> to allow the roof eave to be constructed entirely within the <br /> applicants' property. The applicant shall not remove the <br /> roof eave to meet this requirement. These changes shall be <br /> submitted to the Planning Director for review and approval <br /> prior to issuance of any .building permits for the project. <br /> <br />12. A parcel map shall be approved by the Staff Review Board <br /> prior to the issuance of Building Permits. <br /> <br />13. The owner/developer shall dedicate to the City for street <br /> right-of-way purposes a five-foot wide parcel of land along <br /> the.entire Kottinger Drive frontage plus the additional land <br /> required for the transition at the west and/or east end, and <br /> an eight-foot wide public service easement behind the <br /> dedication. The dedication shall generally shall be as <br /> shown on the plans and shall be to the satisfaction of the <br /> City Engineer. <br /> <br />14. The developer shall pay a pro-rata share of a new water line <br /> and sanitary sewer on Kottinger Drive as determined by the <br /> City Engineer. Payment for the improvements shall be done <br /> prior to recordation of the parcel map. <br /> <br />15. The property owner shall finance the construction of street <br /> improvements adjacent to the site to the extent required by <br /> the Subdivision Ordinance at such time in the future as this <br /> is deemed necessary by the City Engineer. Said improvements <br /> shall may include, but are not necessarily limited to the <br /> following: <br /> <br /> a. Right-of-way clearing and disposal. <br /> b. Utility relocations. <br /> c. Rough and fine grading as required. <br /> d. A five foot wide monolithic curb, gutter, and sidewalk <br /> along the Kottinger Drive frontage. <br /> e. New structural pavement along the Kottinger Drive <br /> frontage, twenty feet to street centerline, as required <br /> by the City Engineer. <br /> f. Additional pavement work as required under Standard <br /> Condition Number 52. <br /> g. A temporary sidewalk transition at the east and west <br /> property line at Kottinger Drive. <br /> h. Joint trench and electrolier. Unless otherwise <br /> approved by the City Engineer, the developer may pay an <br /> in-lieu fee for the installation of the joint trench <br /> <br /> <br />
