EXHIBIT B <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> Case P~D-Sg-6-4M <br /> (Januar~ 21, 1992) <br /> <br />1. The proposed development shall conform substantially to the <br /> site plans, elevations, and related materials, Exhibit A <br /> (dated "Received October 31, 1991"), on file with the <br /> Planning Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br /> City permits for the project prior to the commencement of <br /> construction. <br /> <br />3. The applicant shall submit a landscape plan for the Santa <br /> Rita Road frontage of Rose Pavilion -Phase III that shows <br /> the location and species of sixteen 24" box trees to be <br /> planted as a replacement for the sixteen trees which were to <br /> have been reloca=ed- This location plan and the proposed <br /> species shall be submitted for the review and approval by <br /> the Planning Director prior to the issuance of a building <br /> permit. <br /> <br /> 4. The proposed signs for the project shall adhere to the <br /> comprehensive sign program previously-adopted for Rose <br /> Pavilion - Phase III, on file with the Planning Department. <br /> <br />5. The development plan for Rose Pavilion - Phase III shall <br /> include a pad for a 6,650 square foot restaurant in the area <br /> shown as the location of the Sizzler restaurant- The <br /> architectural and landscape architectural design for the <br /> Sizzler restaurant is excluded from this design review <br /> approval and any subsequent design for a restaurant in this <br /> location must be submitted for the review and approval by <br /> the Design Review Board prior to the issuance of building <br /> permits for =he restaurant. <br /> <br /> 6. The applicant shall negotiate in good faith with the <br /> adjacent neighbor residing at 3596 Chippendale Court =o <br /> reduce the glare from the parking lo= lights on this <br /> residence to the satisfaction of the City and complete such <br /> improvements prior to the issuance of a building permit for <br /> any of the three proposed buildings. The tenant signage on <br /> the Garcias building, the Outdoor World building, the <br /> proposed pad restaurant, and on the southern elevation of <br /> <br /> <br />
