FY~IBIT <br /> Conditions of Approval <br /> Case PUD-91-15 <br /> (March 3, 1992) <br /> <br /> 1. The uses for the development shall be the permitted and <br /> conditional uses of the R-1-6,500 One-Family Residential <br /> District as listed in the Pleasan=on Municipal Code. <br /> <br /> 2. Except as otherwise modified by the development plan, the <br /> site development standards shall be those of the R-1-6,500 <br /> zoning district. <br /> <br /> 3. The developer shall obtain all building and other applicable <br /> City permits for the project prior to the commencement of <br /> construction. <br /> <br /> 4. The development plan for Case PUD-91-15 shall conform <br /> substantially to the site, landscape, and grading plans, and <br /> building elevations, floor plans, materials, and colors, <br /> Exhibit "A" (dated "Received, February 26, 1992"), on file <br /> with the Planning Department, except as modified by these <br /> conditions. <br /> <br /> 5. This development plan shall have no further validity, force, <br /> or effect in the event that any of the following occur: <br /> <br /> a) The applicant fails =o receive growth management <br /> approval within 2 1/2 years of the PUD approval; or <br /> <br /> b) Subsequent to such approval, the applicant allows the <br /> growth management approval to lapse. <br /> <br /> 6. Unless otherwise noted, final building design shall be <br /> reviewed and approved by the Planning Director prior to <br /> issuance of a building permit and shall incorporate the <br /> following revisions; <br /> <br /> a) Siding on Plans "C" and "D" shall be all horizontal <br /> wood siding. On Plans "A" and "B", a mixture of <br /> vertical or horizontal wood siding and stucco is <br /> acceptable with the materials carried around to the <br /> sides of the structure to a logical stopping point, <br /> e.g, the inside building corners; and <br /> <br /> b) Except for sliding doors, windows on all project <br /> structures shall be gridded windows. <br /> <br />7. The front facade materials, including the accent materials <br /> and wainscot, on similar buildings adjacent =o each other <br /> shall be alternated randomly to provide interest. The <br /> developer shall provide a building siting plan prior to <br /> issuance of building permits for review and approval by the <br /> Planning Director. <br /> <br /> <br />
