The homeowners association shall be responsible for the <br /> following: <br /> <br /> a. Maintenance of private front and side yard landscaping on <br /> Village Two and Village Three directly facing a public or <br /> private street; <br /> <br /> b. La/lds~aping located between the soundwall and sidewalk <br /> and between =he sidewalk and curb along Stoneridge Drive <br /> and the public stree= entrances off Stoneridge Drive <br /> (Note: This requirement does not include the median <br /> island of linear perk. ); <br /> <br /> c. All private streets within Village Two and Three~ <br /> <br /> d. Private fencing in Village Twos <br /> <br /> e. All public rights-of-way landscaping on internal s~ree=s; <br /> and <br /> <br /> f- All common recreation and open space areas within Village <br /> Two and Three. <br /> <br /> The City of Pleasanton shall be granted the association, s <br /> rights end remedies, but not the obligation, to enforce the <br /> maintenance responsibil~ties of the homeowners association. <br /> <br />S. The applicant shall par~icipate in the funding of a noise <br /> analysis to be c~mpleted by the City for the Stoneridge Drive <br /> Plan <br /> Specific area. Payment shall be made prior' to <br /> re'cordation of the final map. The repo~c-shall identify the <br /> location of S5 dB Ldn aircraft noise contour in the Stoneridge <br /> Drive Specific Plan erea and the' 60 dB Ldn noise contour. for <br /> Stoneridge Drive. The projec~c developer-shall be subjec~c--to <br /> the requirements identified in ~he noise report as required by <br /> <br /> Residential uses located within =he 55 Ldn aircraft noise <br /> contour-shall be designed to meet the single event interior <br /> noise'. level of 50 dBA in bedrooms and 55 dBA in other rooms. <br /> ~ermore, all new and resold homes within ~he 55 Ldn <br /> aircraft noise con=our shall be subjec~c to a real estate <br /> disclosure notice indicating the existence of the Livermore <br /> airport, i~s location flight patterns and potantia~ air <br /> traffic increases as ~isclosed in the ~irpor~ Master Plan. <br /> This notice shall be reviewed and approved by the City <br /> Attorney prior to sale of 'any unit in this project. <br /> <br /> - 5 - <br /> <br /> <br />
