F~IT "B" <br /> CONDITIONS OF APPROVAL <br /> <br /> Case PUD-92-1 <br /> (April 1, 1992) <br /> <br /> 1. The uses for ~he development shall be =he permitted and <br /> conditional uses of =he 'R-1 One-Family Residential Dis=riot <br /> as listed in ~he Pleasanton Municipal Code. <br /> <br />2. Primary and secondary structures on Lo~s I through 40 shall <br /> conform to Exhibit "De, "Building, Site, and Landscape <br /> Design Guidelines for Walnut Glen Estates", dated, March 7, <br /> 1992. <br /> <br />3. The developer shall obtain all building end o~her applicable <br /> City permits for =he project prior to =he commencement of <br /> construction. <br /> <br />4. The development plan for Case PUD-92-1 shall conform <br /> substantiall~ to =he site, landscape, and grading plans, and <br /> building elevations, floor plans, materials, and colors, <br /> Exhibit "A" (dated "Received March 6, 1992"), on file wi~h <br /> the Planning Department, except as modified by these <br /> conditions. <br /> <br />5. This development plan shall have no fur=her validity, force, <br /> or effect in ~he event ~hat any of ~he following occur: <br /> <br /> a) The applicant fails to receive growth management <br /> approval within 2 1/2 years of the PUD approval; or <br /> <br /> b) Subsequent to such approval, the applicant allows the <br /> grcr~chmanagement approval to lapse. <br /> <br />6. The developer shall install m~reet trees at the time of <br /> street construction. The types of ~rees shall be an <br /> ornamenEal orchard type ~ree, e.g., bradford peer, etc. The <br /> type an~ number of s~reet ~rees and ~heir location with <br /> respec~ to ~he s~rset, sidewalk, and private lots shall be <br /> reviewed with the ten~ative map. <br /> <br />7. The an~ feat~Lre to be located at the projec~'s entrance <br /> off Stone Points Way shall be removed unless the applicant <br /> agrees to its-maintenance by a homeowners association. If <br /> the entry featsIre is removed, ~he typical street section B-B <br /> shall be changed to a 36' wide s~reet with a 5' wide <br /> separated sidewalk. <br /> <br /> <br />
