The development shall be substantially as shown on =he development <br /> plans dated "Received April 29, 1992" on file wi~h the Planning <br /> Department, excep= as modified by these conditions. <br /> <br />2. Prior to~he installation of any tenant or building iden=ificaUion <br /> sign on site, a comprehensive sign program shall be submitted to <br /> ~he Planning Director for review and approval. In general, any <br /> tenant wall mounted signs shall be limited to ~he first floor, <br /> shall be'constructed of halo-lit letters, and shall be constructed <br /> wi~h brushed metal faces to complement the building. Minor <br /> deviations to these requirements may be permitted subject to <br /> Planning Director review and approval. <br /> <br />3. Prior to occupancy, the landscape architect shall certify in <br /> writing, in a manner acceptable to ~he Planning Department, <br /> ~hat the landscaping has been installed in accordance with <br /> the approved landscape plans withrespect to size, number and <br /> species of plants, and overall design concept. A modified <br /> landscape plan shall be subJec~to review and approval by the <br /> Planning Director prior to building permit issuance and shall <br /> include the following: <br /> <br /> a. The proposed shrubs to be installed adjacent to the garage <br /> vent openings shall be reviewed, modified if necessary, and <br /> approved by the Planning Directcot prior to issuance of a <br /> building permit. <br /> <br /> b. Wild strawberry shall be transitioned into ~he spring <br /> cinquefoil a= the southeast corner of ~he proper~y- <br /> <br /> 4. The developarshall comply withall recommendations and conditions <br /> contained in the tree report prepared by William Owen, dated <br /> Auqust 15, 1991. The developer sha-ll arrange for a hoz~cicultural <br /> consultant to conduc~ a field insPec~cion prior to issuance of <br /> grading permits and during grading =o ensure =hat all <br /> recommendations have been properly satisfied. The consultant <br /> shall verify in writing to the developer and Planning Director, <br /> =ha= such recommendations have been followed. <br /> <br />5. The developer shall complywith all recommendations and conditions <br /> contained in the Memorandum from Mike Fulford, dated January 29, <br /> 1992, including, but not limited to, the following: <br /> <br /> a. The crowns of all sycamore ~rees to remain shall be thinned <br /> by approxima=ely 20-30'% according to approvedarboricultural <br /> practices.
