ErnlBIT B <br /> <br /> Conditions of Approval <br /> Case PUD-gI-10 <br /> (](m~ 5, lgg2) <br /> <br /> 1. The proposed development shall conform substantially to the <br /> site plans and landscape plan (dated "Received December 6, <br /> 1991~) and the revised elevations (dated NReceived April <br /> 1992~), Exhibit A, on file with the Planning Department, <br /> except: <br /> <br /> a. A total of two units shall be deleted from the site <br /> plan at the Division Street and St. Mary Street ends of <br /> the two buildings, resulting in a 20-unit project with <br /> single story frontages along the two street frontages. <br /> <br /> b. Additional articulation, such as score lines, areas of <br /> relief, vertical trim, and/or bay design elements, <br /> shall be incorporated on the stucco walls' of all <br /> elevations, and in particular on the. end unit <br /> elevations facing Division and St. Mary Streets. <br /> <br /> c. Additional windows'shall be added on the elevations of <br /> the end units and elsewhere where deemed by staff to be <br /> necessary to relieve blank walls and provide exterior <br /> visual interest. <br /> <br /> Any significant design-related changes to the plan resulting <br /> from the above modifications, as determined by the Planning <br /> Director, shall be returned separately for review and <br /> approval by the Design Review Board prior to the issuance of <br /> building permits for any site work or construction of units. <br /> <br />2. Except as otherwise modified by the development plan or <br /> conditions of approval, the uses and site development <br /> standards for the development shall be those of the RM--4,000 <br /> zoning district. <br /> <br />3. Except as modified by these conditions, all recommendations <br /> of the arborist's report for the site (dated September 3, <br /> 1991) shall be followed during the construction and <br /> development phases of the project. <br /> <br />4. A hose bib shall be added in proximity to the handicap <br /> parking stall on the west side of'the parking area to <br /> provide a location for washing cars. <br /> <br />5. The design of the proposed "soundwall" along the north and <br /> east sides of the parking lot shall be submitted for review <br /> <br /> <br />
