c. The colors of the building(s) shall be submitted to and <br /> approved by the Planning Director prior to the issuance <br /> of a building permit. Colors shall be consistent with <br /> approved colors and shall be based on the Pantone color <br /> system. Approved colors shall be stated on the plans <br /> submitted for issuance of building permits. <br /> <br /> d. The applicant shall provide automatic opening sectional <br /> roll-up garage doors on all lots having a driveway apron <br /> less than 23' in length. <br /> <br />8. Covenants, Conditions, and Restrictions (CC&R's) <br /> <br /> a. The applicant shall record CC&R's at the time of <br /> recordation of the final map which shall incorporate this <br /> site in the master homeowners association of PUD-91-11 <br /> and, if desired, may create a separate homeowners <br /> association for responsibilities with this project. The <br /> CC&R's shall be subject to the review and approval of the <br /> City Attorney prior to recordation of the final map. <br /> <br /> The homeowners association shall be responsible for the <br /> maintenance of private front and side yard landscaping <br /> directly facing a public street for Lots 1-80, the two <br /> recreation areas, public right-of-way landscaping located <br /> along Lots 81-88, and other common areas including all <br /> landscaping and soundwalls extending to the face of curb <br /> of Stoneridge Drive. The City shall be granted the <br /> rights and remedies of the association, but not the <br /> obligation, to enforce the maintenance responsibilities <br /> of the property owners association. <br /> <br /> b. Development standards as listed under Conditions 4.c.-4.f <br /> shall be incorporated. <br /> <br /> c. The CC&R's shall also include building siting standards <br /> for decks, patio covers, pools, and other accessory <br /> structures for review and approval by the Planning <br /> Director prior to approval of a final map. Said <br /> standards shall limit such structures in such a way as to <br /> ensure adequate open space in rear/side yards while <br /> allowing reasonable use of accessory structures. <br /> <br />9. The applicant shall participate in the funding of a noise <br /> analysis to be completed bythe City for the Stoneridge Drive <br /> Specific Plan area. Payment shall be made prior to <br /> recordation of the final map. The report shall identify the <br /> location of the 55 dB Ldn aircraft noise contour for <br /> Stoneridge Drive. The project developer shall be subject to <br /> the requirements identified in the noise report as required by <br /> the Planning Director to mitigate long-termnoise impacts from <br /> Stoneridge Drive. <br /> <br /> - 3 - <br /> <br /> <br />
