c. Development of Lots 1-80 shall conform to the following <br /> building siting standards: <br /> <br /> - Front Building Setback -- 18'; <br /> - Rear Building Setback -- 15' (Where lots back up to <br /> Stoneridge Drive, the rear setback shall be 20'.); <br /> - Interior Side Building Setback -- 5'; and <br /> - Corner Side Building Setback -- 10'. <br /> <br /> d. Primary and secondary structures on Lots 81-88 <br /> (Exhibit "F" plan) shall conform to Exhibit "C", <br /> "Building, Site, and Landscape Design Guidelines for PUD- <br /> 92-4". The applicant or its successor in interest shall <br /> disclose the design guidelines to the lot buyers prior to <br /> close of escrow, and shall provide them with copies of <br /> the.guidelines. <br /> <br /> e. Lots 17 and 18 shall be limited to single-story units <br /> only. <br /> <br /> f. Lots 35 and 40-47 (Exhibit "F" plan) shall have no more <br /> than two two-story homes; the two-story homes shall not <br /> be adjacent to one another. <br /> <br /> These changes shall be shown on the tentative map. <br /> <br />5. The applicant shall submit a final building siting plan for <br /> Lots 1-80 with the tentative map for review by the Planning <br /> Commission. The siting plan shall distribute the building <br /> models so that on the interior lots and the lots adjoining <br /> Stoneridge Drive so that a break in rooflines and varied rear <br /> building wall planes are achieved. <br /> <br />6. The applicant shall provide all buyers with copies of the <br /> project conditions of approval. <br /> <br />7. Building Design <br /> <br /> a. The developer shall provide additional indented landscape <br /> pockets along the Stoneridge Drive soundwall. Final <br /> location of landscape pockets shall be determined by the <br /> Planning Commission in conjunction with its review of the <br /> tentative map. <br /> <br /> b. All garbage cans shall be stored within an approved trash <br /> enclosure located within, or attached to, the project <br /> structure's garage as shown on the approved plan set. <br /> <br /> - 2 - <br /> <br /> <br />
