D. Plantings and irrigation systems shall be designed to <br /> provide maximum water conservation benefits. An emphasis <br /> shall be placed on use of drought-tolerant native plants, <br /> with little or no irrigation requirements once <br /> established. Aggressive non-native species capable of <br /> crowding out native vegetation shall be avoided. <br /> <br /> E. Safety considerations shall be 'emphasized, including <br /> selection and placement of plants to allow clear vision <br /> at intersections. In particular, clear vision is very <br /> important at intersections of the new access street with <br /> Sunol Boulevard and Happy Valley Road. <br /> <br />F. Detailed arrangements are needed to guarantee <br /> establishment and c~ntinued care of plantings, including <br /> replacement of plants as needed, reseeding of eroded or <br /> disturbed slopes, and general maintenance of landscaping <br /> in open space areas. <br /> <br /> G. Provide planting along sound walls, in keeping with the <br /> Scenic Highway Plan for 1-680 (see also Mitigation <br /> Measure 5.4). .- <br /> <br /> 5-3: Refined Grading Plan <br /> <br /> A detailed grading plan shall be submitted in conjunction with <br /> a revised site plan. The current grading plan shall be revised <br /> as needed to meet City standards, reduce visual impact, and <br /> satisfy geotechnical requirements. The plan shall be submitted <br /> in conjunction with tentative map application and shall <br /> include: <br /> <br />A. Use of grading techniques which relate to natural land <br /> contours, with horizontal and vertical variation of <br /> slopes. Every effortshall be made to reduce earthmoving <br /> requirements and areas of land disturbance. Tops and <br /> ends of cut and fill slopes should be rounded, to provide <br /> a smooth transition to natural terrain. Small, <br /> naturally-contoured slopes should be used in preference <br /> to large, geometric shapes. <br /> <br />B. Any landform alteration shall maintain clear sight <br /> distances for traffic and non-motorized circulation. <br /> <br />C. Grading and other land alteration for geotechnical or <br /> hydrological reasons shall include careful consideration <br /> of visual concerns. <br /> <br /> Page 5 of 19 <br /> <br /> <br />
