E. Southwest Area of Development <br /> <br /> 1. The height of the single-story homes on Lots #7 and <br /> #8 shall be 22 feet. <br /> <br />F. Development Adjacent to Existinq Neiqhborhood <br /> <br /> 1. The house on Lot #3 shall be limited to a single <br /> story structure 22 feet in height, a split-level <br /> home may be permitted to 26 feet in height. The <br /> pad grade of this lot shall be lowered 5 to 8 feet <br /> if technically feasible. <br /> <br /> 2. The house design for Lots #2, #3, and #4 special <br /> attention shall be paid to the orientation and <br /> placement of windows to prevent privacy impacts to <br /> the existing residences to the east. Additionally, <br /> special landscape treatment in the form of <br /> planrings and berming may be required at the time <br /> of house plan review to mitigate the placement of <br /> the proposed homes. <br /> % <br />5-2: Veqetation/Landscape Plan <br /> <br />The applicant's preliminary landscape plan shall be refined to <br />incorporate the following features, this plan shall be <br />submitted to the Design Review Board for review and approval <br />prior to building permit issuance: <br /> <br />A. Special provisions shall be made for visually-sensitive <br /> areas, particularly slopes visible from 1-680 and Sunol <br /> Boulevard. Disturbed slopes shall be planted with native <br /> trees and compatible vegetation, in a pattern similar to <br /> existing site conditions. Careful landscape treatment <br /> shall be used to minimize abrupt contrast between <br /> irrigated areas and natural open space. <br /> <br />B. Planting at the interface of development and natural open <br /> space shall be designed for a smooth visual transition. <br /> Ground cover, shrubs and trees shall have irregular <br /> shapes rather than geometric patterns or straight, edges. <br /> <br />c. Particular attention is needed for effective landscaping <br /> along sound walls. The landscape plan shall include <br /> planrings to soften the visual effect of sound walls, and <br /> shall have .strategically-located trees and shrubs to <br /> reduce glare impacts where needed. <br /> <br /> Page 4 of 19 <br /> <br /> <br />
