Design/Architectural <br /> <br />19. The developer shall submit detailed house plans, elevations, <br /> and design guidelines for the residential portion of the <br /> project for review and approval by the Design Review Board <br /> prior to the issuance of building permits. The goal of the <br /> plan shall be to minimize the visual impact of the project <br /> through appropriate architectural design, colors/materials, <br /> landscaping, and appropriate grading techniques. <br /> <br />20. The developer shall submit a plan for the layout and design <br /> of the golf cart path system and the public trail system <br /> within the golf course (an extension of the open space trail <br /> system) for review and approval by the Planning Commission <br /> in conjunction with the tentative map. <br /> <br />21. The developer shall submit a design plan for the golf course <br /> club house facility and related areas for review and <br /> approval by the Design Review Board prior to the issuance of <br /> building permits. The goal of the plan shall be to minimize <br /> the visual impact of the facility through appropriate <br /> architectural design, colors/materials, landscaping, and <br /> appropriate grading techniques. <br /> <br /> The developer shall submit a master plan and design details <br /> for the trail system within the project open space for <br /> review and approval by the Park and Recreation Commission <br /> prior to approval of the tentative map. The developer shall <br /> be responsible for the construction of basic improvements <br /> within the open space area (e.g. rough-grading of major <br /> trails and installation of basic facilities) as deemed <br /> appropriate by the Planning Director. The plan shall <br /> include a linkage with a pathway system for public use <br /> within the golf course area. In addition, the developer <br /> shall grant an easement to the City for public access on the <br /> portions of said pathway system located on the golf course <br /> property. Said easement shall be submitted for review and <br /> approval by the City Attorney and shall be recorded in <br /> conjunction with the final map for the golf course area. <br /> <br />23. The developer shall prepare a master fence plan for review <br /> and approval by the Design Review Board prior to approval of <br /> the tentative map. The intent of the plan is to utilize <br /> open fencing wherever feasible and practical (i.e. areas <br /> abutting open space). The fence plan shall also address <br /> fencing along the perimeter of the existing property. <br /> <br />24. The developer shall submit a lighting plan for the <br /> development for review and approval by the Design Review <br /> Board prior to approval of the tentative map. The lighting <br /> plan shall be designed to restrict the visibility of and/or <br /> impacts from lights beyond the boundaries of the <br /> <br /> 6 <br /> <br /> <br />
