Planned Unit Development A~lication - <br /> <br /> Initial planned development (PUD) review is required at an early stage of the project review <br /> process. The conceptual site plan is required at this stage. Mitigation measures involving <br /> basic planning actions would be required as conditions of approval. <br /> <br /> Tentative Map <br /> <br /> At this stage, the applicant submits a subdivision map with street and lot layout. Typically, <br /> the tentative map for a project is approved with a number of conditions, particularly those <br /> involving technical matters such as street improvements. Mitigation measures involving <br /> significant site plan revisions would need to be completed before approval of the tentative map <br /> stage. <br /> <br /> Grading Plan <br /> <br /> The City requires a detailed grading plan to be submitted for approval. A number of <br /> mitigation measures involving s~ grading and geotechnical issues will need to be <br /> resolved by this time. <br /> <br />· . Improvement Plans <br /> <br /> Improvement plans include detailed drawings for streets and utilities. Mitigation measures <br /> involving these aspects of the project need to be completed before the improvement plans can <br /> be approved. <br /> <br /> Final MaD <br /> <br /> The final map is a legal document which records final lot and street locations. This is the last <br /> stage for most engineering-oriented mitigation measures to be completed. <br /> <br /> Buildin_~ Permits <br /> <br /> Some mitigations are implemented when actual building construction begins and the site is <br /> occupied.
