Ordinance No. 1579 Page Two Section 1: The City Council makes the following findings: 1. That all significant adverse effects enumerated in the EIR which can feasibly be avoided have been eliminated or substantially lessened as indicated in the document entitled "CEQA FINDINGS" attached hereto as Exhibit "C" and incorporated herein by this reference; and 2. That those remaining unavoidable significant adverse effects identified in that document have been found acceptable in that the social, economic, and environmental/land use benefits to the proposed project as indicated in the EIR, staff reports, testimony at public hearings and Planning Commission recommendations outweigh the remaining unavoidable adverse impact, as indicated in the "Statement of Overriding Considerations" in the do'cument entitled "CEQA FINDINGS" attached hereto as Exhibit "C" and incorporated herein by this reference. Section 2: Approves a development plan to construct 86 dwelling units and an 18-hole golf course on an approximately 562- acre site located generally east of Hearst Drive and south of Red Feather Drive, subject to the conditions as shown on Exhibit "B", attached hereto and incorporated herein by this reference. Section 3: The City staff is directed to cause a Notice of Determination to be filed pursuant to Section 5.4(g) of Resolution No. 77-66. Section 4: A summary of this ordinance shall be published once within fifteen (15) days after its adoption in "The Tri- Valley Herald," a newspaper of general circulation published in the City of Pleasanton, and the complete ordinance shall be posted for fifteen (15) days in the City Clerk's office within fifteen (15) days after its adoption. Section 5: This ordinance shall be effective thirty (30) days after the date of its final passage and adoption.
