The paving sections for the on-site parking and drive areas <br /> shall be designed on the basis of an R-Value test and a <br /> traffic index to carry the anticipated traffic loads. This <br /> design shall be subject to the approval of the Director of <br /> Building Inspection. The minimum paving section shall be 2" <br /> A.C. on 6" of A.B. The minimum A.C. pavement slope shall be <br /> 1%. For pavement slopes of less than 1%, the surface runoff <br /> shall be carried in a concrete gutter to an acceptable point <br /> of discharge. The minimum slope for concrete gutter shall <br /> be 0.5%. <br /> <br /> 50. All V-ditches shall be constructed of concrete. <br /> <br /> Sanitary Sewer Service <br /> <br /> 51. The developer acknowledges that the City of Pleasanton does <br /> not guarantee the availability of sufficient sewer capacity <br /> to serve this development by the approval of this case, and <br /> that the developer agrees and'acknowledges that building <br /> permit approval may be withheld if sewer capacity is found <br />· by the City not to be available. <br /> <br /> 52. The redesign of Hearst Drive noted above shall include the <br /> realignment of the street near the intersection with the <br /> club house parking lot to reduce the fill over the sanitary <br /> sewer line to a maximum of 15 feet. Alternatively, the <br /> sanitary sewer line may be realigned outside of the roadway <br /> alignment to reduce the fill over the line. An all-weather <br /> access road shall be constructed to any manholes that fall <br /> outside of the street. The revised alignment shall be <br /> included for review and approval by the Planning Commission <br /> in conjunction with the tentative map. <br /> <br /> 53. If a sanitary sewer lift station is installed for use by the <br /> development and if it is accepted by the City for <br /> maintenance and operation, an agreement shall be completed <br /> between the City and the developer prior to the approval of <br /> the development to the effect that the developer will <br /> provide a maintenance and operation fund for a minimum <br /> ten-year period. <br /> <br /> Water Service <br /> <br /> 54. The developer acknowledges that the City of Pleasanton does <br /> not guarantee the availability of sufficient water to serve <br /> the project. The City shall withhold building permits for <br /> the project if, at the time building permits are applied <br /> for, mandatory water rationing is in effect, unless the City <br /> has adopted a water offset program and unless the developer <br /> <br /> 13 <br /> <br /> <br />
