All drainage shall be maintained within the property unless <br /> drainage easements are obtained from the adjacent off-site property <br /> owners, <br /> <br />21. The traffic signal and striping on Stanley Boulevard and California <br /> Avenue shall be modified to accommodate the new leg of~the <br /> intersection- The applicant shall pay his pro-rata share of these <br /> improvements- In the event that this project precedes the adjacent <br /> California Reflections residential development, the applicant sh~ll <br /> ins=all these improvements and may enter into a reimbursement <br /> agreement with the developer of that property- <br /> <br />22. All on-site streets and utilities (water, sanitarysewer, andsstorm <br /> drain) shall be private and maintained by the owner. The sanitary <br /> sewer shall be designed' in accordance with the Uniform Plumbing <br /> Code. <br /> <br />23. The developer shall pay a pro-rata share of the reconstruction-of <br /> the intersection of 'Stanley Boulevard and Valley Avenue, as- <br /> determined by the City Engineer. Said share shall be paid prior to <br /> the issuance of any building permits for the project. <br /> <br />24. The developer shall pay a pro-rata share of the construction of the <br /> sanitary. sewer from the Stanley Business Park as indicated in <br /> previous agreements with the City. <br /> <br />25. The applicant shall pay a pro-rata share, as determined by the City <br /> Engineer, of the ultimate widening of Stanley Boulevard from <br /> California Avenue to Valley Avenue, including but not limited to <br /> the construction of the remaining portions of 2 east bound travel <br /> lanes and a disabled vehicle lane, the extension of the median <br /> island (including the installation of the appropriate irrigation <br /> and landscaping), the removal and reconstruction of the existing <br /> bike lane on the south side with a new 8 foot wide concrete <br /> sidewalk (approximately 300 feet); and the construction of a bus <br /> turnout and shelter at intersection of California Avenue and <br /> Stanley Boulevard. The applicant shall enter into a deferred <br /> improvement agreement for =he conSZaructiOn .gf these improvements <br /> that shall be recorded with the deed to the property prior to the <br /> final occupancy of any buildings.
