All transformers shall be shown on the plans submitted for issuance of building permits; the applicant shall arrange their location with PG&E prior to submittal of building plans. 8. A final landscape plan and irrigation plan shall be submitted for the review and approval by the Planning Director as part of the building permit plan set prior to issuance of ~n on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. The following modifications to the proposed landscape plan should be completed. A. Three 15 gal. Chinese pistache trees. shall be planted between the four' existing walnut trees located atLthe westernmost end of the project's Stanley Boulevard frontage. B. Additional shrubs shall be added in the parking lot planter medians, the landscape areas along the ends--of the buildings, and the small planter areasprojecting out from the sidewalk in the front of the buildings. The. plan shall also be revised to show a greater number_.of large shrubs on allareasof]the site~ especially in_the areas immediately adjacent to the buildings- C. Several additional trees shall be planted on the site along the eastern property line in the landscape area adjacent to the parking lot in Site Plan 1. On both Site Plan 1 and 1A, two additional trees shall be plante~ at the easternmost corner of the site. The final location of trees shall be subject to confirmation by the City and the applicant. The proposed irrigation system for the subject site shall be designed to.irrigate these twooff- site trees. D. A larger scale, quick-growing accent tree shall be s~]3stituted for the crape myrtle, subject to Planning Department staff approval. 9. Any backflow prevention devices (double check valves) installed with the development shall be painted forest green (Pantone Color System Number 2030) and shall be screened with shrubbery. The shrubbery shall be of a species and planted at a density to satisfactorily screen the device and shall be designed to blend with adjacent landscaping- All such devices shall be shown on the plans submitted for issuance of building permits.
