A final landscape plan and irrigation plan shall be submitted for <br /> the review and approval by the Planning Director as part of the <br /> building permit plan set prior to issuance of ~n on-site permit. <br /> Said landscape plan shall be consistent with the approved landscape <br /> plan plus any conditions of approval, and shall be detailed in <br /> terms of species, location, size, quantities, and spacing. The <br /> following modifications to the proposed landscape plan should be <br /> completed. <br /> <br /> A. Three 15 gal. Chinese pistache trees. shall be planted <br /> between the four' existing walnut trees located atLthe <br /> westernmost end of the project's Stanley Boulevard <br /> frontage. <br /> <br /> B. Additional shrubs shall be added in the parking lot <br /> planter medians, the landscape areas along the ends--of <br /> the buildings, and the small planter areasprojecting out <br /> from the sidewalk in the front of the buildings. The. <br /> plan shall also be revised to show a greater number_.of <br /> large shrubs on allareasof]the site~ especially in_the <br /> areas immediately adjacent to the buildings- <br /> <br /> C. Several additional trees shall be planted on the site <br /> along the eastern property line in the landscape area <br /> adjacent to the parking lot in Site Plan 1. On both Site <br /> Plan 1 and 1A, two additional trees shall be plante~ at <br /> the easternmost corner of the site. The final location <br /> of trees shall be subject to confirmation by the City and <br /> the applicant. The proposed irrigation system for the <br /> subject site shall be designed to.irrigate these twooff- <br /> site trees. <br /> <br /> D. A larger scale, quick-growing accent tree shall be <br /> s~]3stituted for the crape myrtle, subject to Planning <br /> Department staff approval. <br /> <br /> 9. Any backflow prevention devices (double check valves) installed <br /> with the development shall be painted forest green (Pantone Color <br /> System Number 2030) and shall be screened with shrubbery. The <br /> shrubbery shall be of a species and planted at a density to <br /> satisfactorily screen the device and shall be designed to blend <br /> with adjacent landscaping- All such devices shall be shown on the <br /> plans submitted for issuance of building permits. The adequacy of <br /> such screening shall be determined by the Planning Department prior <br /> to issuance of building permits. <br /> <br /> 10.
