The proposed development shall conform substantially to the site <br /> plans, elevations, list of uses, and related materials, Exhibit A <br /> (dated "Received September 10, 1992"), on file with the Planning <br /> Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable City <br /> permits for the project prior to the co~mmencement of construction- <br /> <br />3. The applicant shall comply with all of the recommendations and <br /> guidelines listed in the tree report prepared by Hortscience datad <br /> January. 20, 1986, for the preservation of the existing trees to-be <br /> retained along the project frontage.. The applicant shall arrange <br /> for the horticultural consultant to conduct a field inspection <br /> prior to the issuance. of grading permits to ensure that all <br /> .recommendations have been ~properly impl.emented-. The consultant <br /> Shall certify' in writing that such recommendations have been <br /> followed. <br /> <br />4. The applicant shall effectively screen from view all ducts, meters, <br /> air conditioning equipment, and any other mechanical equipment, <br /> whether on the structure, on the ground, or on the roof, with <br /> materials architecturally compatible with the main structure- <br /> Screening details shall be shown on the plans submitted for <br /> issuance of building permits, the adequacy of which shall Ibe- <br /> determined by the planning'Director- <br /> <br /> 5. The applicant shall submit a final lighting plan for the building <br /> and the site for the review and approval of the Planning Director <br /> prior to issuance of building permits. Lighting shall be directed <br /> away from adjacent residences. <br /> <br /> 6. The applicant shall enter into an agreement with the City, approved <br /> by the City Attorney, which guarantees that all landscaping and <br /> open space areas included in this project will be maintained at all <br /> times in a healthful, attractive and weed free manner. Said <br /> agreement shall run with the land for the duration of the existence <br /> of the structures located on the subject property. <br /> <br /> 7. The location of any pad mounted transformers shall be subject to <br /> approval by the Planning Division prior to issuance of a building <br /> permit. Such transformers shall be located at the rear of the site <br /> and shall be screened by landscaping or. contained within an <br /> 1 <br /> <br /> <br />
