75. Loading areas shall be covered or otherwise designed such that no other area drains into <br /> the loading area; a containment berm shall be installed to prevent such drainage if found <br /> necessary by the City Engineer/Director of Building Inspection. The loading area may be <br /> required to drain to the sanitary sewer if required by the City Engineer/Director of <br /> Building Inspection, subject to approval by DSRSD. If connected to the sanitary sewer, a <br /> structural control such as an oil/water separator or sand filter shall be used, and a sign <br /> shall be posted prohibiting the dumping of hazardous materials. A regular program of <br /> inspecting vehicles for leaks and spills, and of sweeping/vacuuming, litter control, and <br /> spill cleanup shall be implemented. Such program shall be submitted to the Planning <br /> Director for review and approval prior to issuance of building permits. <br /> <br />76. Prior to the commencement of any clearing, grading, or excavation, the applicant shall <br /> submit a copy of the State Water Resources Control Board Notice of Intent (NOI) for <br /> coverage under the State Construction Storm Water General Permit. <br /> <br />77. The applicant shall include erosion control/storm water quality measures on the final <br /> grading plan which shall specifically address measures to prevent soil, dirt, and debris <br /> from entering the storm drain system. Such measures may include, but are not limited to, <br /> hydroseeding, hay bales, sandbags, and siltation fences and are subject to the review and <br /> approval of the City Engineer/Director of Building Inspection. If no grading plan is <br /> required, necessary erosion control/storm water quality measures shall be shown on the <br /> site plan submitted for an on-site permit, subject to the review and approval of the <br /> Director of Building Inspection. The applicant is responsible for ensuring that the <br /> contractor is aware of and implements such measures. <br /> <br />78. All metal roofs shall be finished with rust-inhibitive paint. <br /> <br />79. Prior to the issuance of building permits the driveway on Johnson Drive opposite Owens <br /> Drive shall be realigned to the satisfaction of the City Engineer in accordance also with <br /> Condition 10. This modification shall be reflected on the site plan and civil drawings <br /> submitted for building permits. <br /> <br />80. Prior to the issuance of building permits, the developer shall submit for the review and <br /> approval of the City Engineer a restriping plan for Johnson Drive to allow left turns into <br /> the site for all Johnson Drive driveways. <br /> <br />81. Prior to the issuance of building permits, the developer shall submit for the review and <br /> approval of the City Engineer and Planning Director a preliminary street design for <br /> Owens Drive between Hopyard Road and Johnson Drive to allow additional stacking <br /> length for the left turn lanes at the Owens Drive/Hopyard Road intersection for vehicles <br /> east bound on Owens Drive turning northbound on Hopyard Road. The developer shall <br /> dedicate all necessary right-of-way to widen Owens Drive across the project frontage in <br /> accordance with these plans. <br /> <br />Conditions of Approval -- PUD-96-13 Page 13 <br /> <br /> <br />
