12. The developer shall install a 7' 0" tall masonry wall on the' common property line between <br /> the project site and the existing single-family home located along the west side of the pro- <br /> ject site. The height of the wall shall be reduced to 3' 0" at a distance of 15' 0" from the <br /> property, line on Del Valle Parkway. Construction details of the wall shall be submitted <br /> with the building permit plan set for review and approval by the Planning Director before <br /> issuance of a building permit. The wall shall be installed prior to site grading, building <br /> constructior~ etc. <br /> <br /> 13. The developer shall install additional trees in the public landscape area along Del Valle" <br /> Parkway. The trees shall be 15 gal. and 24" box size specimens and shall be located so <br /> that, when mature, buildings are screened from view on Del Valle Parkway. These trees <br /> shall be shown on the final building permit plan set for review and approval by the Plan- <br /> ning Director before issuance of a building permit. <br /> <br /> 14. The developer shall install additional shrubs in area between the private street/sidewalk and <br /> the top-of-bank of the Arroyo Del Valle. These shrubs shall be shown on the final building <br /> permit plan set for review and approval by the Planning Director before issuance of a build- <br /> ing permit. <br /> <br /> 15. The open parking space shown to be located within the canopy of the valley oak tree shall <br /> be constructed of pervious paving to allow water and air to reach this tree's root system. <br /> This detail shall be shown on the final building permit plan set for review and approval by <br /> the Planning Director before issuance of a building permit. <br /> <br /> 16. Palel guest parking spaces located on the private street shall be provided with standard <br /> curb returns. This detail shall be shown on the final building permit plan set for review and <br /> approval by the City Engineer and the Planning Director before issuance of a building <br /> permit. <br /> <br /> 17. The radius of the curb return on the motorcourts shall be 10' 0". This detail shall be shown <br /> on the final building permit plan set for review and approval by the City Engineer and the <br /> Planning Director before issuance of a building permit. <br /> <br /> 18. The developer shall provide automatic opening sectional roll-up garage doors throughout <br /> the project. This detail shall be shown on the building permit plan set for review and ap- <br /> proval by the Planning Director before issuance of a building permit. <br /> <br /> 19. The developer shall post address numerals on the building so as to be plainly visible from <br /> all private streets and driveways during both daylight and night time hours. The address <br /> range shall be posted on the project entrance from Del Valle Parkway. <br /> <br /> <br />
