submitted for the review and approval by the City Engineer prior to the issuance of a <br /> building permit. <br /> <br />11 ) The developer shall install state-of-the-art filtering devices for the cooking facilities at <br /> the time of construction of the building. These specifications of these filtering devices <br /> shall be submitted for the review and approval by the Chief Building Official on the <br /> plans submitted for the issuance of a building permit. <br /> <br />12) All fans and other mechanical equipment shall be constructed in such a manner that <br /> noise emanating from it will not be perceptible at or beyond the property plane of the <br /> subject property in a normal enviroment for that area. <br /> <br />13) The maximum occupancy of this facility shall not exceed g2 residents. <br /> <br />14) The site plan shall be revised to reflect the 6 ft. wide separated sidewalk across the entire <br /> site frontage on Molar Avenue. The developer shall also be responsible for the <br /> installation of sidewalk between the easterly boundary of the project site and the current <br /> western terminns of the existing sidewalk of the Mohr Park Estates subdivision on the <br /> north side of Mohr Avenue. The design of this connecting sidewalk across the <br /> County-owned, former railroad right-of-way shall be subject to the review and approval <br /> of the City Engineer and shall be installed at the same time as other required on-site <br /> public improvements. <br /> <br /> 15) The developer shall be responsible for the extension of the sanitary sewer on Mohr <br /> Avenue easterly from its present terminus near Kolln Street to the point where the <br /> building sewer can connect as determined by the City Engineer. <br /> <br /> 16) The deve[oper shall be responsible for the undergrounding of the overhead utilities on <br /> Mohr Avenue across the frontage of the subject property up to the first riser pole on the <br /> former Southern Pacific Railroad right-of-way. The undergrounding work shall also <br /> include the adjacent office complex to the west. for which the City will reimburse the <br /> applicant with deferred underground t~es. <br /> <br /> 17) The developer shall submit a noise assessment for the facility to ensure that interior <br /> noise levels of 45dB are maintained for present and future conditions. The analysis shall <br /> address Molar Avenue traffic and the future County-owned transportation corridor. This <br /> assessment shall be submined for review and approval of the Plarming Director prior to <br /> the issuance of a building permit. <br /> <br /> 18) If signage is desired. the applicant shall submit a comprehensive signage program for the <br /> review and approval by the Planning Director. <br /> <br /> SR:96:89 <br /> Page 12 <br /> <br /> <br />
