i) Perimeter berms shall be brought to the face of the soundwall with the crest of <br /> the berm located approximately three feet (Y 0") higher than the base height of <br /> the soundwall, with the toe-of-slope located approximately two feet (2') higher <br /> than the base height of the wall. The lower two feet (2') height of the soundwall <br /> would, therefore, function as a retaining wall for the berm. <br /> <br /> ii) Barrier and screen planting shall be installed on the crest of berms and/or be- <br /> tween berms and the wall. Planting as to type, location, and groupings shall <br /> ~mction as a privacy screen for rear yards as well as further buffering the ap- <br /> pearance of the soundwall to the public rights-of-way. <br /> <br /> iii) Low planters shall be installed at the inside and outside comers of the soundwall <br /> facing Gibraltar Drive and Stoneridge Drive. <br /> <br /> These measures shall be implemented with the final design of the site, grading, and <br /> landscape plans for review and approval by the Planning Director before issuance of a <br /> building, on-site, and grading permits. <br /> <br /> · i. To achieve compliance with the noise standards of the Noise Element of the Pleasan- <br /> ton General Plan -- exterior limit of sixty (60) dBA Ldn, an interior limit of forty-five <br /> (45) dBA Ldn -- for single-family homes, the following measures will be imple- <br /> mented by the applicant in the design of the project's proposed site plan and the de- <br /> sign and construction of the proposed units: <br /> <br /> i) A six foot (6' 0") tall solid barrier shall be constructed along all rear property <br /> lines facing Stoneridge Drive and Gibraltar Drive. The barrier height will be <br /> referenced from the elevation of the building pad. <br /> <br /> ii) To prevent sound "flanking" around the ends of walls at openings, e.g., at the <br /> project's entrances off San Marcos Way and Rialto Way and the EVA entrance <br /> off Stoneridge Drive, the masonry soundwall shall be extended back from the <br /> edge of the PSE line a distance of 110'. Implementing this requirement will also <br /> affect fences for Lots 41, 42, 43, 87, 88, 89, 90, 104, 105, 106, and 110. <br /> <br /> iii) Noise attenuation for buildings' interiors shall implement the recommendations <br /> identified in the "Traffic Noise Assessment Study for the Planned 'Hacienda <br /> Area B Cluster Housing Development, Stoneridge Drive, Pleasanton," by Ed- <br /> ward L. Pack Associates, Inc., Project No. 24-087-3, dated August 7, 1995 to <br /> the satisfaction of the Planning Director. Mitigation measures shall be worked <br /> out at the tentative map stage. <br /> <br />PUD-81-30-60D January 2, 1996 <br /> <br /> <br />
