The developer shall demonstrate to the satisfaction of the City Engineer <br /> that there is an adequate sight distance when exiting the courts onto "A" <br /> Street and "B" Street. <br /> <br /> The developer shall demonstrate to the satisfaction of the City Engineer <br /> that vehicles entering or exiting garages from the courts will not drag. <br /> <br /> "M" Court shall be modified to provide a turnaround for Lot 85. This may <br /> involve decreasing the driveway apron for Lot 87 to 3' 0", unless an alter- <br /> nate method is approved by the Planning Director and the City Engineer. <br /> <br /> Implementing these requirements may involve modifying the present develop- <br /> ment plan. <br /> <br /> b. The paving sections for the on-site parking and drive areas shall be designed on the <br /> basis of an R-Value test and a traffic index to carry the anticipated traffic loads. This <br /> design shall be subject to the approval of the Director of Building Inspection. The <br /> minimum paving section shall be two inches (2") asphalt concrete on six inches (6") <br /> of asphalt base. The minimum asphalt_concrete pavement slope shall be one percent <br /> (1%). For pavement slopes of less than one percent (1%), the surface runoff shall be <br /> carried in a concrete gutter to an acceptable point of discharge. The minimum slope <br /> for concrete gutter shall be 0.5%. <br /> <br /> c. A sanitary sewer sampling manhole be provided on each of the sanitary sewer lateral <br /> from each building, unless otherwise waived by the Director of Building Inspection. <br /> <br /> d. The applicant shall submit a final grading and drainage plan prepared by a licensed <br /> civil engineer depicting all final grades and on-site drainage control measures, includ- <br /> ing concrete-lined V-ditches, to protect all cut and fill slopes from surface water over- <br /> flow. This plan shall be subject to the review and approval of the City Engineer <br /> and/or the Director of Building Inspection prior to the issuance of any building <br /> permits. <br /> <br /> e. The applicant shall submit a reldable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The amount of <br /> this bond will be determined by the City Engineer. <br /> <br /> f The applicant shall grant an easement to the City over those parcels needed for public <br /> service easements (P.S.E.) and which are approved by the City Engineer or other <br /> easements which may be designated by the City Engineer. <br /> <br /> g. The design for the line, grade, and structural sections for the streets serving this devel- <br /> opment shall be subject to final review and approval by the City Engineer. <br /> <br />PUD-81-30-60D January 2, 1996 <br /> <br /> <br />
