10. The developer shall give rent preference in the new complex to Pleasanton residents, then <br /> to seniors whose family members (brother/sister, daughter/son, aunt/uncle, etc.) are <br /> Pleasanton residents. <br /> <br />Project Specific Conditions <br /> <br />11. The colors of the building(s) shall be submitted to and approved by the Planning Director <br /> prior to the issuance of a building permit. Colors shall be consistent with approved <br /> colors and shall be based on the Pantone color system. <br /> <br />12. Prior to the issuance of building permits, the site plan shall be modified to reflect the <br /> following: <br /> <br /> a. Where possible, the developer shall include more handicapped parking spaces to <br /> be used by visitors and residents. If a resident requires a handicapped parking space, the <br /> apartment manager must ensure that such a resident has a space reserved through <br /> temporary demarcation of a handicapped space specifically for the tenant. Such assigned <br /> spaces shall be located as close as possible to the resident's unit, subject to Planning <br /> Director approval. <br /> <br /> b. At least seven parking spaces shall be designated for visitor parking only. These <br /> spaces may be dispersed throughout the site. <br /> <br /> c. Benches and tables shall be provided in the passive courtyard areas. Details for <br /> these features may be submitted with the building construction drawings or with the <br /> landscape plans. <br /> <br /> d. The applicant shall work with staff to consider a separate driveway for the <br /> existing single-family residence at 4073 Stanley Boulevard. <br /> <br /> e. The applicant shall attempt to increase building setbacks along the western <br /> property line. <br /> <br />13. Prior to the issuance of building permits, the elevations shall be modified to include the <br /> following: <br /> <br /> a. Details of the laundry rooms shall be provided which clearly indicate the design <br /> of the structures, height, roof material, window trim, etc. Laundry rooms shall be <br /> equipped with a minimum of one table large enough for folding and sorting clothing, and <br /> at least four chairs. <br /> <br />City Council PUD-95-06 <br />Conditions of Approval Page 3 2nd Revised Site Plan <br /> <br /> <br />
