part of the improvement plans. Grading completed prior to October 15 shall be <br /> revegetated and stabilized by October 15. Grading completed between October 16 and <br /> April 15 shall be revegetated and restabilized as soon as possible after completion of <br /> grading. <br /> <br />50. The developer shall submit a refundable cash bond for hazard and erosion control prior <br /> to issuance of an Engineering or Building Department permit. The amount of this bond <br /> will be determined by the City Engineer. <br /> <br />51. The developer shall submit a dust control plan or procedure as part of the improvement <br /> plans. <br /> <br />52. An overflow drainage release shall be required at the north end of the property at the end <br /> of the parking area and drive aisles to the satisfaction of the City Engineer. <br /> <br />Utilities, Lighting, Landscaping <br /> <br />53. All utilities required to serve any existing or proposed development on-site shall be <br /> installed underground, unless otherwise determined by the City Engineer. <br /> <br />54. The applicant shall pay his pro-rata share of the cost of undergrounding existing overhead <br /> utility lines across the project frontage (Stanley Boulevard), as determined by the City <br /> Engineer. Payment shall be due prior to the issuance of building permits unless the City <br /> Engineer agrees to permit the developer to enter into an agreement whereby the <br /> developer's pro-rata share may be deferred until another time specified by the City <br /> Engineer. <br /> <br />55. Electric power distribution, gas distribution, communication service, Cable television, <br /> and any required alarm systems shall be installed underground in a joint utility trench <br /> unless otherwise specifically approved by the City Engineer or Director of Building <br /> Inspection for on-site. <br /> <br />56. Backflow preventers shall be required on all sanitary sewer laterals where finish floor <br /> elevations of the building are below the elevation of the upstream sanitary sewer <br /> manhole. <br /> <br />On-Site Operations <br /> <br />57. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant <br /> to Alameda County Ordinance 73-68, prior to the start of grading operations unless Zone <br /> 7 retains specific wells for observation wells, or special approval is obtained from the <br /> City Engineer for temporary use of an existing well for construction water.
