installed and serviceable prior to and during the time of construction. When alternate <br /> methods of protection are as approved by the Fire Chief, this requirement may be waived <br /> or modified. Proposed alternative methods of fire protection shall be submitted, in <br /> writing, to the Fire Chief. Work on the alternative fire protection methods shall not start <br /> without the approval of the Fire Chief. <br /> <br />45. All roads on the site are designated as fire apparatus access roads by the Fire Chief and <br /> must be maintained in accordance with Section 10.201 of the Uniform Fire Code and be <br /> accessible at all times from the start of construction until the project is completed. Curbs <br /> must be painted red or "No Parking" signs provided as required by the vehicle code. <br /> <br />46. The developer shall post address numerals on the building so as to be plainly visible from <br /> all adjoining streets or driveways during both daylight and night time hours. A <br /> directory-type map shall be located towards the entrance of the site which clearly <br /> indicates the location and address of all units in the building. <br /> <br />47. Trash enclosures which are sized to contain dumpsters with an individual capacity of 1.5 <br /> cubic yards located within five feet of combustible walls, openings, or combustible roof <br /> caves shall be provided with an automatic fire sprinkler system. <br /> <br />ENGINEERING DEPARTMENT CONDITIONS <br /> <br />Streets <br /> <br />48. The developer shall dedicate to the City for street right-of-way purposes that portion of <br /> Stanley Boulevard currently encumbered by a 66' wide roadway easement. Said <br /> dedication shall be one-half or 33' of an approximately 66' roadway easement. The <br /> developer shall dedicate an 8' wide Public Service Easement adjacent to and parallel with <br /> the back of the fight-of-way. <br /> <br /> The developer shall deposit a cash bond for the design, construction and inspection of <br /> the street frontage improvements across the full property frontage. Said improvements <br /> shall be limited to one-half of the proposed 52' wide (curb-to-curb) street. These <br /> improvements shall include but not be limited to street reconstruction and widening, <br /> installation of curb, gutter, and 7' wide sidewalk, signing and striping, street lighting and <br /> joint trench. The specific amount of the bond shall be determined by the City Engineer <br /> after reviewing the developer's engineer's estimate for the work. Said cash bond shall <br /> be due prior to the issuance of a building permit. <br /> <br />Grading and Drainage <br /> <br />49.
