Ordinance No. 1669 <br />Page 5 <br /> <br /> 20.08.025, Section 104.2.11 amended - Installation <br /> of Smoke Detectors <br /> <br /> Section 104.2.11 of the Uniform Building Code <br /> is amended to read as follows: <br /> <br /> Installation of Smoke Detectors. No <br /> residential property may be sold or traded in <br /> the City of Pleasanton unless and until the <br /> seller installs or provides for the <br /> installation of smoke detectors in accordance <br /> with Sections 310.9.1.3, 310.9.1.4 and <br /> 310.9.1.5. This requirement may be met by the <br /> seller placing in the escrow account for the <br /> use of the buyer sufficient funds to pay for <br /> said installation. <br /> <br /> 20.08.030 Section 104.2.12 amended - Installation <br /> of Spark Arresters <br /> <br /> Section 104.2.12 of the Uniform Building Code <br /> is amended to read as follows: <br /> <br /> Installation of Spark Arresters. <br /> <br /> 1. Existing dwelling units shall be <br /> retrofitted with a spark arrestor upon <br /> the occurrence of any of the following <br /> events: <br /> <br /> i. Upon notice from the City; <br /> ii. Reroofing; <br /> iii. Resale of the dwelling unit; <br /> iv. Issuance of a building permit for <br /> alterations, repairs or additions in <br /> excess of $1,000. <br /> <br /> 2. In the event of a resale of a <br /> dwelling unit, the seller shall be <br /> responsible to comply with this <br /> ordinance. Any real property <br /> professional representing the seller <br /> shall be required to notify the seller of <br /> seller's obligation to comply with this <br /> ordinance. <br /> <br /> 3. The spark arrestor required by this <br /> section shall be substantially <br /> constructed and have a screen area of the <br /> chimney it serves. Openings shall not <br /> permit the passage of spheres having a <br /> <br /> <br />
