Ordinance No. 1669 Page 11 shall consider the relationship of the proposed finish grade to the finish grade of the adjoining lots and the affect of the proposed grading on ridges or other prominent visual landforms, trees and other vegetation, drainage patterns, maintenance responsibilities, and such other effects as grading may have on the public's general welfare. Proposed grading plans shall be subject to environmental assessment pursuant to California Environmental Quality Act, and the Director is hereby authorized to implement such mitigation measures as may be required to avoid potentially significant effects. No grading which in the determination of the Director, is proposed in contemplation of subsequent development of a site shall take place unless 1) that development has first received initial discretionary City approval (e.g., design review, PUD development plan, subdivision map) and is in conformance with the preliminary grading plans shown as part of that discretionary City approval or 2) the grading proposed is determined by the Director after consultation with the City Engineer and Planning Director, to be conducive to the ordinary and proper subsequent development to the site." 20.08.080 Appendix Section 3306.2.1 amended - Exceptions for grading permit reguirements. Appendix Section 3306.2.1 of the Uniform Building Code is amended to read as follows: Notwithstanding the above, no grading shall be exempt if, in the determination of the Director of Building Inspection, the grading proposed (1) is being done with contemplation of subsequent development of the site, or (2) would be detrimental to the general welfare of users of the adjoining and/or surrounding lots. Section 3. Chapter 20.12 of the Pleasanton Municipal Code, as amended, is hereby further amended to read as follows: "20.12.010 Uniform Plumbing Code adopted. (Subsection A, no change.)
