The final location of the tank site shall be subject to the review and approval of the <br /> Planning Director and Director of Public Works. All final landscape plans shall indicate <br /> vegetative screening for the tank location. <br /> <br />28. The 16-inch water main indicated on Tentative Map Tract 6452 as traversing from the <br /> northwesterly comer of the development to Ruby Hill Drive West shall be installed with <br /> Phase II of the project when deemed necessary by the City Engineer. <br /> <br />GRADING AND DRAINAGE. <br /> <br />29. The developer shall submit an erosion and sedimentafion control plan or procedure as <br /> part of the improvement plans. Grading completed prior to October 15 shall be <br /> revegetated and stabilized by October 15. Grading completed between October 16 and <br /> April 15 shall be revegetated and restabilized as soon as possible after completion of <br /> grading. <br /> <br /> 30. The developer shall submit a refundable cash bond for hazard and erosion control prior <br /> to issuance of an Engineering or Building Department permit. The amount of this bond <br /> will be determined by the City Engineer. <br /> <br /> 31. Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of a <br /> dedicated public street or public service easement approved by the City Engineer shall <br /> be privately maintained by the property owners or through an association approved by <br /> the City. <br /> <br /> 32. No construction may occur on any lot with over 15 feet of fill until one year after <br /> grading, or until such time as the project soils engineer can demonstrate the stability of <br /> the fill to the satisfaction of the Building Official and City Engineer. <br /> <br /> 33. The storm drainage from each lot shall be directed to the street or an approved storm <br /> drain system in accordance with Sections 2907 Co)(5) and 7012 (d) of the 1988 Uniform <br /> Building Code unless otherwise approved by the City Engineer and Building Official. <br /> <br /> STREET_ _ S <br /> <br /> 34. The developer shall dedicate to the City for street fight-of-way purposes those parcels of <br /> land intended to be public streets. <br /> <br /> 35. In conformance with Tentative Map Tract 6452, the typical street section of Ruby Hill <br /> Drive as shown on any final improvement plans, final maps, or tentative maps as <br /> <br /> -6- <br /> <br /> <br />
