35. In conjunction with the final map submittal, information on what clean-up activities have <br /> been done and what is lef~ to be done shall be submitted to the Planning Director for <br /> review and approval. This information shall be consistent with the findings and the <br /> recommendations contained with the report entitled, "Preliminary Site Assessment and <br /> Soil and Ground Water Quality Evaluation", prepared by HARZA, dated October 11, <br /> 1994. The developer shall be responsible for obtaining all necessary approval from the <br /> Alameda County Health Department, the Water Resources Control Board, and the Bay <br /> Area Air Quality Management District. <br /> <br />36. Prior to building permit issuance, the site shall be cleaned and signed-off as such by the <br /> responsible agencies pursuant to the clean-up plan approved pursuant to Condition <br /> Number 35 contained herein. <br /> <br />37. The applicant shall provide automatic opening sectional roll-up garage doors throughout <br /> the project, as approved by the Director of Building Inspection and Planning Director. <br /> <br />38. The applicant shall provide all buyers with copies of the project conditions of approval. <br /> <br />39. Any proposed phasing of this development shall be depicted on the tentative tract map and <br /> shall include narrative explaining and proposed phasing. Unless a phasing plan for <br /> improvements is approved by the Planning Director, the applicant shall complete all of the <br /> on-site improvements at one time. All remaining pad areas shall be kept in a neat and <br /> weed-free manner at all times. <br /> <br /> 40. All site improvements and house construction activities shall be limited to the hours of <br /> 8:00 a.m. to 5:00 p.m., Monday through Friday, and 10:00 a.m. to 5:00 p.m. on Saturday. <br /> All construction equipment must meet DMV noise standards and shall be equipped with <br /> muffling devices. <br /> <br /> 41. At no time shall campers, trailers, motor homes, or any other vehicle be used as living or <br /> sleeping quarters on the construction site. All such vehicles shall be removed from the site <br /> at the end of each work day. <br /> <br /> 42. Final inspection by the Planning Department is required prior to occupancy. <br /> <br /> 43. If archeological materials are uncovered during grading, trenching, or other on-site <br /> excavation, all work on site shall be stopped and the City immediately notified. The <br /> county coroner and the Native American Heritage Commission shall also be notified and <br /> procedures followed as required in Appendix K of the California Environmental Quality <br /> Act. A similar note shall appear on the improvement plans. <br /> <br /> 44. Portable toilets used during construction shall be kept as far as possible from existing <br /> residences and shall be emptied on a regular basis as necessary to prevent odor. <br /> <br /> PUD-94-04 City Council Conditions Of Approval - Page 6 <br /> <br /> <br />
