g. A lighted directory showing the location of building <br /> clusters, units, and streets shall be provided at each <br /> project entrance from Case Avenue. Separate directories <br /> shall be provided at opposite ends of each building <br /> cluster; these can be unlighted. The design for these <br /> directories shall be provided to the Fire Marshal and <br /> Planning Director for review and approval prior to issu- <br /> ance of building permits. <br /> <br />21. Engineering Requirements <br /> Unless otherwise stated, all design changes and revisions <br /> required under the following conditions shall be provided to <br /> the City Engineer for review and approval prior to issuance of <br /> building permits. <br /> <br /> a. All utilities required to serve the development on-site <br /> shall be installed underground. <br /> <br /> b. Case Avenue shall be designed to maintain a 50' face-of- <br /> curb radius at the future Case Avenue/Junipero Street <br /> intersection, <br /> <br /> c. The developer shall extend the existing 12" water main and <br /> 10" sanitary sewer main in Case Avenue across the pro- <br /> ject's frontage. <br /> <br /> d. The developer shall install street improvements per <br /> Chapter 19.40.010 of the Pleasanton Municipal Code and to <br /> the satisfaction of the City Engineer across the project's <br /> Case Avenue street frontage. These improvements may in- <br /> clude, but are not necessarily limited to, grading, curb <br /> and gutter, sidewalk, paving, storm drain, sanitary sewer, <br /> water facilities, street lighting, underground utilities, <br /> traffic control devices, landscaping, and automatic irri- <br /> gation systems. The street section for Case Avenue shall <br /> be constructed to a width of 32' and shall include two <br /> travel lanes, one combined bicycle/parking lane, and an <br /> eight-foot wide monolithic sidewalk on the easterly side. <br /> On the westerly side the applicant shall construct and <br /> asphalt curb. The parking/bicycle lane shall be striped. <br /> All electroliers, sign poles, fire hydrants, etc., shall <br /> be installed a minimum of 2' behind the sidewalk in the <br /> Public Service Easement. <br /> <br /> e. The design of the water supply and sanitary sewer systems <br /> shall be subject to the review and approval of the City <br /> Engineer. The private water line shall be looped within <br /> the private street. The city main shall be protected with <br /> the appropriate back-flow devices required by the City <br /> Engineer. <br /> <br /> Page 6 <br /> <br /> <br />
