f. All utilities installed on the project site shall be <br /> private utilities and shall be maintained by the project <br /> developer. <br /> <br />g. The developer shall demonstrate to the satisfaction of the <br /> City Engineer that there is adequate fire-flow within the <br /> development. If fire flow is not available, the developer <br /> shall install a public water main in the Junipero Street <br /> right-of-way area from Case Avenue to connect with the <br /> existing city main located by the Pleasanton Senior <br /> Center. <br /> <br /> h. Private streets shall be designed to slope to a vertical <br /> curb and gutter on the street's interior side. Valley <br /> gutters shall be installed between the parking stalls and <br /> private street where required by the City Engineer. <br /> <br />i. Unless otherwise stated on the development, all private <br /> streets shall maintain a minimum width of 25'. The <br /> minimum face-of-curb radius shall be twenty feet unless <br /> otherwise required by the City Engineer. <br /> <br />j. Posts on covered carports shall be set into the parking <br /> space a minimum distance of eighteen inches. <br /> <br /> k. Any damage to existing street improvements during con- <br /> struction on the subject property shall be repaired to the <br /> satisfaction of the City Engineer at full expense to the <br /> developer. This shall include slurry seal, overlay, or <br /> street reconstruction if deemed warranted by the City <br /> Engineer. <br /> <br /> 1. The developer's contractor(s) shall obtain an encroachment <br /> permit from the City Engineer prior to moving any con- <br /> struction equipment onto the site. <br /> <br /> m. The applicant shall comply with the City's non-point storm <br /> drain run-off ordinance. The applicant shall include <br /> erosion control measures on the final grading plan subject <br /> to the approval of the Building Department. No grading <br /> shall take place between October 15 and April 15 unless <br /> such measures are in place. <br /> <br /> n. The applicant shall submit a final grading and drainage <br /> plan prepared by a licensed civil engineer depicting all <br /> final grades and on-site drainage control measures. <br /> <br /> o. The paving sections for the on-site parking and drive <br /> areas shall be designed on the basis of an R-Value test <br /> and a traffic index to carry the anticipated traffic <br /> loads.
