9. The specifics as to which buildings will have which color <br /> scheme shall be submitted to the Planning Director for <br /> review and approval prior to the issuance of building <br /> permits. The color scheme shall ma~ch the colors contained <br /> on the color board on file with the Planning Department. <br /> <br />10. The detached units shall have the following minimum <br /> setbacks: <br /> Front Yards - 20 feet minimum to the garage <br /> Rear Yards - 15 feet minimum, 20 feet minimum <br /> along the existing residences <br /> Side Yards - 5 feet minimum <br /> <br />11. All units shall be equipped with roll-up sectional garage <br /> doors. <br /> <br />12. The curved driveways for Lot #31 shall be redesigned, as <br /> needed, so that at least two off-street parking spaces are <br /> available in the driveway. <br /> <br />13. The applicant shall work with the Pleasanton Unified School <br /> District and the City Planning Director to develop a <br /> program, in addition to the school impact fees required by <br /> State law and local ordinance, to off-set this project's <br /> long-term effect on school facility needs in Pleasanton. <br /> This program shall be designed to fund school facilities <br /> necessary to off-set this project's reasonably related <br /> effect on the long-term need for expanded school facilities <br /> to serve new development in Pleasanton. The method and <br /> manner for the provision of these funds and/or facilities <br /> shall be approved by the City and in place prior to approval <br /> of the final map. In no event shall construction commence <br /> unless the above method and manner for the provision of <br /> these funds and/or facilities has been approved. <br /> <br />14. This development plan shall be of no further validity and <br /> the applicant shall be required to submit the same or new <br /> development plan for City approval prior to development of <br /> the site in the event that the applicant fails to record a <br /> final map within two years of this approval. <br /> <br />15. The developer shall enter into a revised Growth Management <br /> agreement to reallocate the existing Growth Management <br /> approval prior to final map approval. <br /> <br />16. The applicant shall have the option to make the Plan 1 house <br /> larger by encroaching two feet into the rear-yard set-back. <br /> <br /> Page 2 <br /> <br /> <br />
