EXHIBIT B.1 <br /> PUD 90-20-1M, SYCAMORE PLACE <br /> CITY COUNCIL - NOVEMBER 2, 1993 <br /> <br /> 1. Development shall be substantially as shown on the <br /> development plans, Exhibit "A", dated ,,Received October 7, <br /> 1993" on file with the Planning Department, except as <br /> modified by these conditions. <br /> <br /> 2. All conditions of approval for Case Nos. PUD-90-20 not <br /> superseded by this modification are hereby referenced and <br /> incorporated herein and shall remain in full force and <br /> effect. <br /> <br /> 3. Prior to the issuance of building permits, additional <br /> articulation shall be added to the rear elevation of the <br />: Plan 3 unit. This modification shall be submitted to the <br /> Planning Director for review and approval. <br /> <br /> 4. The front yard area shall be equipped with automatic low- <br /> flow irriganion systems. Rear yard irrigation stub outs and <br /> con=rollers shall be provided to the satisfaction of the <br /> Planning Director prior to occupancy. <br /> <br /> 5. The permitted and conditional uses and development standards <br /> for accessory structures and additions shall generally <br /> follow that of the R-1-65 zoning district- Project specific <br /> standards shall be submitted to the Planning Director for <br /> review and approval prior to the approval of the final map. <br /> These standards shall pay specific attention to the yards <br /> which have smaller rear yard areas and larger side yard <br /> areas. <br /> <br /> 6. A minimum of 6 units within ehe project shall be sold to <br /> owner-occupant home buyers whose incomes do not exceed the <br /> ,,moderate income" level (i.e. no more than 120% of the <br /> county <br /> median income level for the Alameda and Contra Costa <br /> The goal of the moderate income program shall be p <br /> these 6 units at the lowest possible price in the range of <br /> $176,000 to $180,000. The details of the moderate income <br /> program shall be prepared by the applicant and submitted for <br /> review and approval by the Planning Director prior =o final <br /> map approval. <br /> <br /> 7. A final, detailed landscape plan, which shows the fencing <br /> details, shall be submitted to the Planning Director for <br /> review and approval prior to building permit issuance. <br /> <br /> 8.
