25. The developer shall prepare development standards for <br /> inclusion within the CC&R's which address the location, <br /> height and design of decks and patio covers in Areas "A" and <br /> "B, and for decks, patio covers, pools/spas, and other <br /> accessory structures in Area "C". These development <br /> standards shall be submitted to the Planning Director for <br /> review and approval prior to City Council approval of the <br /> final map. Said standards shall limit such structures in <br /> such a way as to ensure adequate open space in rear/side <br /> yards while allowing reasonable use of accessory structures. <br /> <br />26. The developer's contractor(s) shall obtain an encroachment <br /> permit from the City Engineer prior to moving any <br /> construction equipment onto the site. <br /> <br />27. The Development Plan shall be modified as follows: <br /> <br /> a. All garage doors in Arels "A", "B", and "C" shall be <br /> sectional "roll-up" doors. This detail shall be shown <br /> on the building plans for review and approval by the <br /> Planning Director prior to issuance of building <br /> permits. Homeowners shall be provided with remote <br /> controlled garage door openers. <br /> <br /> b. The maximum width of the motor court in Area "A" and <br /> "B" shall be 22' measured from back-of-the-rolled-curb <br /> to back-of-the-rolled-curb. This detail shall be shown <br /> on the tentative map to the satisfaction of the City <br /> Engineer. <br /> <br /> c. The recreation buildings in Areas "A", "B", and "C" <br /> shall each include a kitchenette. This detail shall be <br /> shown on the building plans for review and approval by <br /> the Planning Director prior to issuance of building <br /> permits. <br /> <br /> d. A meandering 8' wide concrete or asphalt sidewalk/park <br /> trail shall be constructed in the ACTC. This detail <br /> shall be shown on the final site, engineering, and <br /> landscape plans prior to issuance of building permits. <br /> With recordation of the final map, the developer shall <br /> grant a public access easement over the sidewalk/park <br /> trail only. The wording for the easement shall be <br /> provided to the City Attorney for review and approval. <br /> <br /> e. In Areas "A" and "B" stepping stones and gates shall be <br /> provided between the private rear yard fences and the <br /> common open space pathways. This detail shall be shown <br /> on the site plan, landscape plan, and fence plans for <br /> review and approval by the Planning Director prior to <br /> issuance of building permits. <br /> <br /> <br />
